Any Leads on Real Estate In Boca Chica

I am new to this site but thought I would try this approach. I am a real estate developer / general contractor in Florida ( market stinks ). I have a group of clients / investors who are interested in developing a small apartment type / short term rental ( 8 - 12 units) in Boca Chica or similar type community. Seeking a 4 - 8,000 square foot lot close to the ocean or that vicinity.

They have approached the writer about providing a feasibility study. I have approached a few agents in BC but my thoughts are the prices escalated since I am an American.

Can anyone provide a lead on lots which I can purchase direct or recommend a reputable agent. I do mind paying a referral commission on the purchase of land directly from the owner

Boca Chica seriously??? Stay away from there come down here live for 2 to 3 months there ans then you shall have the answer to your question!!!!

How come I do not see any of this?
I live near there as it is convenient for the airport.

And I am sorry, I have kept my mouth shut until now, but the people who are telling you this do not go there regularly. They can't do because it just ain't true.

That is from someone who lives there.

I guess some people will find these lowlifes wherever they go - but if you are a normal knockabout kind of a guy you will have no problem.
A bit rough around the edges but no worse than Sosua, where I also lived for years.

10 mins from the airport and there are plenty of beaches within 30 mins drive. Great fishing spots, a couple of good restaurants, 15 minutes to some excellent golf courses. Decent Casino, as opposed to the the 2 in Sosua. The Capital is 30 mins drive. You are a couple of hours from Samana. Less than 3 hours to Punta Cana.
Good location from which to see the island.

Oh, and no crazy mayoress trying to fk the place up - yet....

I must admit I rarely visit Boca itself anymore as it isn't for me, the beach is sh1t, the restaurants are overpriced although yes you can find a couple if you know where. I just find it grotty. The surroundings as you have pointed out may be slightly more appealing than Boca itself.
But as you pointed out, some of us who dislike it, don't visit regualrly, that would be a bit silly, no?:ermm:

Boca or Sosua? Well I have to go with Sosua for a cleaner and friendlier environment, if you mix with the sh1t anywhere it is a bit nasty. Now we have a new Sosua in the making I don't think I will visit again, so my views are pointless now, I'm off to the eastcoast for an easy time of it, no stinky streets, although funny as it is I was very surprised at how many times I was offered drugs and women in Bavaro last week on the beach during the day, I was under the impression Bavaro was the squeaky clean coast.
Part and parcel I suppose.

There is no comparison, Sosua has a real beach and 10 good places to dine. Don't get me wrong, I like The Boathouse and that is about the only reason I would ever step foot on Calle Duarte, or if I had an SDQ airport connection. Please spare us the Boca Chica is not so bad drama. It was "not so bad" when Ronnies was open, and is fine for a fly by. Oh Sundays are still fun at the Andres end of the beach.

OK, I Love Boca Chica, you converted me. But it ain't no Sosua or Cabarete.

It ain't where I would choose to live, all things being equal.


I always say that Boca Chica is to Sosua as Atlantic City is to Vegas.

But all the stuff about crack heads, child molesters and and criminals ruling the streets is NOT TRUE!

And Anastacio, I bet you a jam tart that after 1 year in Bavaro you will be bored and yearn for a bit of the rat-race again. Unless you have something to do - like a decent job there?

But yes Anastacio, I wouldn't wash my dog in the sea at Boca Chica.

And to the OP - I would seriously think twice about building units there - you can rent a huge modern apartment for next to nothing these days - you might want to ask yourself why?

Well, if I don't have a decent job I expect it will take less than a year.
I've just had enough of the city life, myself, my lass and our daughter got robbed at gunpoint outside our house the other night. I was sort of is two minds up until that, but that was the deal clencher, lets go, I don't want my daughter around this crap, and yes it does go on 24/7 in the city, I just have been able to use street smarts up until now to exist and get by. We are moving next week if everything goes to plan with the apartment, sh1t is up in the air as I have to wait for new credit bank cards etc. Infact being robbed wasn't the thing, that can happen to anyone, wrong place wrong time, it was pointing a gun at my daughter in he buggy to get me to take off my watch, which I was not prepared to do until that point, he got me wallet, cash, mobile phone, ring, earrings, no way was I going to get my grandads watch, but yes that was enough for me to hand it over.

I'll never return to Santo Domingo to live, that is for sure, never liked it before for the last couple of years and this hasn't helped. Nothing to offer me. I think the next step after a few years on the Eastcoast will be heading over to Europe, but we'll see how things develope over the next few years.

Who knows what the future will bring, I wouldn't buy or vacation in Boca that is for sure, a weekend yes, maybe.

Wow, that is a truly terrible thing and I can see 100% why you are making the move.
That would do it for me!
You just do not need to put up with that crap!

If I could make the finances work I would consider it myself. I have a great capacity for being (not) bored.
Just at the moment some chilled out peaceful living might go down well.

I'm going self employed, how well it will work out I'll tell you in a few months. You're always free to bring the family over for the night, dump the girls and kids on each other and head off fishing with a few ales!
Keep it in mind when the bustle of Boca gets a bit much!!
We got a place almost on the beach, which is cool!

I dont think Boca Chica is such a bad idea. Depends which part you choose. There is a part of it with some nice restaurants and nice apartment buildings. After that there are some villas and then there is a stretch that is not developed that is between Boca Chica and Guyacanes/Juan Dolio.
