There is no question that they will saturate the market and then some will lose money. I guess that's the risk one takes being an entreprenour. I would think in the short run it's good for the consumer, as there will be price wars in the future.

It has got too hard for a Non AI to compete with the AI's price wise. In fact they can't. The only hotel I know of here that can do is Tortuga Bay. Prices are enormous, but they deliver and have a great clientele. You fly in to PUJ and they are greeting you when you leave the plane door. Right to the front of Migracion also..................

In case you were never there the road from PC to Miches is part of the new Highway built about 9 years ago.........................

The proposed new Hilton hotel site is well short of the town of Miches. Miches is just over 100 kilometres from the Punta Cana airport and this hotel site is about 70 kilometres from the airport. For comparison, Bani is about 60 kilometres from Zona Colonial . It will be part of the Curio group of hotels in the Hilton group which are often conversions of old buildings into hotels but I presume that it will be much different than the normal Hilton Hotel. The Hilton Hotel at Bayahibe near La Romana is quite superb and is many kilometres from the other hotels at Bayahibe/Dominicus . The number of hotel rooms in the Punta Cana/ Bavaro area is about 6,000 and this can be compared to the Cancun area of Mexico that has about 120,000 rooms and is serviced by one international airport.
The excellent road from Punta Cana airport to Playa Esmeralda which is the area for the new hotel is 4 lanes and wide two lanes and can easily cope with all the increased traffic that will occur with this new hotel . I have been following the development of the Miches area for many years and had the pleasure of visiting the area with Gustavo Cisneros and his family when he threw many millions of his fortune into what he hoped would be an eco friendly development.It was Cisneros who persuaded the Government of the day to have the excellent road built from Bavaro to Sabana de la Mar. The construction was done by Odebrecht.
What could happen next and how to meet the Future.?? Firstly the airport at Punta Cana must be extended and improved so that it is not a negative for tourism. It is almost certain that the area from Punta Cana to Miches will be the centre of AI hotels in the entire Caribbean but will never be a Cancun. There must be a better road through the town of Miches because at present many streets are narrow and one way and then the road from Miches to Sabana de la Mar with glorious views of the Samana bay and the Peninsula will be open for tourists to go to the jetty at Sabana de la Mar and take the boat across the bay to Santa Barbara in Samana. This will be like the current trips are at present to Isla Catalina and to Isla Saona . Finally the road from Sabana de la Mar to Hato Mayor must be improved and then there would be a wonderful round trip covering much of the Cordillera Oriental and the plains.

What are you smoking? The Hard Rock alone has 1700 rooms. There are over 90 AI's in PC. And about 60 more small hotels. You are WAAAAY OFFF.............

Based upon your #s, I would guesstimate about 80k rooms, 2/3 the size of Cancun (if that # is accurate).

Thank you for your interest ..Yes the number of rooms under construction in the Punta Cana area is about 6000 which will bring the total up to about 80,000 and the number of rooms at Cancun hotels is about 120,000 and still growing . I used Cancun as a comparison because it has a huge growth since about 2019 and also the majority of visitors are from the USA and from Canada.

Just took the road from Hato Mayor thru Sabans de la Mar last month. A few potholes to watch out for, and several areas with small washout. Easy in my Subaru. Very narrow thru Sabana de la Mar, but once onto the main street excellent all the way thru to Bavaro.

Very interesting. But I question that there are only 6000 rooms in Punta Cana / Bavaro at the moment. 10 years ago there were 30,000 beds (30,098 to be exact, see the listing below), and there have been a considerable number of hotels built in the last 10 years.

Just took the road from Hato Mayor thru Sabans de la Mar last month. A few potholes to watch out for, and several areas with small washout. Easy in my Subaru. Very narrow thru Sabana de la Mar, but once onto the main street excellent all the way thru to Bavaro.
