Hi everyone,
I have visited Juan Dolio twice in the past and I liked it because it was quiet. I live in Florida. Have you heard about a Labrad Mare Tower being built next to Nico’s? Do you have any information or pictures? Do you think it is a good idea to buy an apartment in that area? I know there is no supermarket to buy groceries nearby so that is a negative point. Thank you in advance for your input.

You might want to research a bit using the posts on this site.

The general advice to those new to living in the DR has several points. The two most important are to rent for a period of time before purchasing and to be extremely careful if considering pre-construction purchase of a condo or house.

The easiest way to seach DR1 is by using Google.

The format to use is

DR1:Search terms

I would never buy a per-construction in DR. Even if the developer has the best intentions the completion date and the quality advertised are most likely gonna be off.

I know of a few established construction companies that I would buy from without question. Companies that have a solid reputation with on budget/on time deliveries.

The rest? No way.

I would advise that you don't buy anything that is new. They always set the maintenance fees incredibly low just to get the places sold (like US$ 99 per month), the builders cut corners left right and center, and when the defects start to show after a couple of years, there's no maintenance budget to deal with them. Or they fill the apartments with AirBnB's, but there isn't a budget to afford decent management and/or security so you end up living next to drug-taking, prostitution, young groups of teenagers having all-night parties, or all three. Eventually a crisis forms and then service charges are set at a reasonable level, proper management is taken on, repairs undertaken and things start to straighten out. I'd wait until a development is at least 5 years old before considering living there, then rent and only then buy if you like it.

I think it's a good idea to buy an apartment in JD after you lived in a rental apt for one year. Then you may decide on a purchase or rental. As far as negative on supermarkets. ( I assume you will get a car) .Twenty minutes west there is OLE. Fifteen minutes east there is another Ole.Four minutes away is a mini-market, cambio and two banks.

Plenty of real fine apartments here. Contact me next time you here I'll help you for a few hours. You buy the beers.

Hi John’s,
Thank you for your advice. By the way, any recommendations where to get a car either rented or bought? Thank you again.
There is a car guy here on DR1 forgot his username, he helps people with purchasing cars, maybe he'll reply.

His name is Mike. He's a really great guy. He doesn't post on here anymore though.
Here's his FB page if you want to send him a message. The more time he has to find what you are looking for, the better the results will be.
