I own land in Luperon, which was and still is a farming area.
The prices of the land are dependant on new projects and interest by some foreign investors.
To give you a clear and objective comparison of the real estate dynamic values of the area let me put it like this:
I purchased 3,500 tareas of land in Luperon back in 1987 when the project Ciudad Luperon was under way already. WBTW had their central offices based on the second floor of the Farmacia Villa Olga at the time. Just about that same time (about 4 moths later) I bought some property in Cabarete via a joint investment with my sister (some 300 Tareas); after that time both properties have substantially gained RE value, but Luperon's is not even close to what our property gained in Cabarete during the same time span.
Both land locations can be said to be comparable given their proximity to the beaches and placement within the adjacent investments in the areas. Oddly enough a smaller land purchase I did on the side at Luperon (Buen Hombre) gained more value per peso invested than the prime location I got some months before!
To this point Luperon is growing slowly but surely. If you aim to invest to build a home for long term investment there give it a go, however, if you plan to invest for short and mid term returns forget about it!
Luperon's growth is not as anticipated since Ciudad Marina Luperon was established there. It has to do more with the local economics and demographics than with actual developmental interest in the area. Luperon was stagnant for too long before it attracted interest again as a viable investment zone, unlike many other areas in the North coast.
