The difference is I spend my time in San Cristobal, usually without spotting any expat or tourist for months.

Nothing against mass tourism or expat cluster’s but it is not for me.
There's a sweet spot where enough expats bring services catering for them but the DR is a land of excess in terms of real estate. Windeguy is actually right, there is too much construction around Caberete/Sosua.

I was bored and set up a web scraper for 1 real estate platform (limited to 120 agencies I could find on that platform) and that brought 21000+ properties for sale of which only around 9000 were under construction. and thats not even all the agencies on that platform. If I add more, the number might double.

I have no idea about the strength of the real estate market here, may be people who were here around the 2008/2009 crash and the COVID dip can say if there was a lowering of prices and sales at that time

There seems to be a dip now. I got a good offer on my apartment here in 2022. Since then it has gone down. I have moved back to Europe and selling now just seems to be complicated both here and there regarding taxes. So I am keeping it and I love staying in it when I can. I reckon if I never sell it I will never have a tax issue with it haha

Indeed, I recommend all Expats to move to Punta Cana as several hundred more housing units are being built a short walk from me.
There is the rumble of a "steam roller" flattening a 8 foot high pile of caliche rocke upon which will be built another condo complex in front of Costa Azul.
There is still room for a third condo complex just west of the second one.

Behind Cota Azul, the building of Great Wall between La Cienaga and the Cabarete Country Club commenced recently.

If they build them, will they come?

Don`t think that many people care about the war in Ukraine to choosing where they go on vacation or the location to retire, except if they were planning to go to Ukraine!

European tourism decline should be mainly attributed to the fact that DR has become expensive in the past 10 years, and DR is now more expensive than many European countries. If people are not convinced, they should spend a week in Spain, Italy, or Portugal .
