More important than any agreement or contract; screen and investigate the s... out of your future tenant. How many bedrooms has the house and where exactly in SDE ? With 3 or more bedrooms your target are familys with kids, single person search for small units. You have to check out the incoming of the preople, who works where and how much they earn. So you ask for a working contract and the movements of the last 3 month from the bank account where you can proof the incoming of your client. When you're not in the country it's better to give all this work to a good lawyer and pay him, this avoid headache. One last thing, every buisness you'll do isn't easy, the same applies for rentals, you can have good luck with your tenants for years, but allso you can hit only once the lottery of shit and your rental buisness become a nightmare.
