Seems almost everybody selling in la Mulatta 1 & 2 ? Especially Villas Karaibic.
What's up ?

We've lived in La Mulata for 8 years and have seen the community grow significantly during that time. I certainly can't speak for the selling trend in Villas Karibic, but construction continues in La Mulata.

Could it be that there is some confusion being that in this country, everything is always for sale it seems. We don't adhere to that philosophy as our property is not and will not be for sale anytime soon.

It is far from " a **** place to live" in my and many other resident's opinions. But it's fine with me if people "La Mulata bash" because quite frankly I liked it better 8 years ago with fewer people up on the hill.

We live in La Mulata, there are a lot of houses for sale in Villas Karibik, however most of them do not live there permanently. For those who do, they enjoy the area.

VILLAS KARIBIK apparently dropped security, used to have backup generator no longer, maybe water issues ... ( not sure about water ) heresay

Its from personal knowledge and from what they say. My man lived in las canas and they robbed 5 apts there in one night, and ive heard other stories too. My friend lived there heard shooting every night.

Minimally, this part of your post is hearsay at best. Do you or have you ever lived in La Mulata? No? I have for a considerable time and disagree with you and your 2nd hand or worse information.

However as I said before in this thread:

OK ...... here's the opinion of somebody who moved here in preference to elsewhere in Sosua, La Mulata & Costambar ...

If there was an owners association with all the cr@p that goes with that we wouldn't be here.

If there was a securitry guard we wouldn't be here ...... most robberies are inside jobs.

Yes, there are gunshots heard from time to time, but if you hear gunshots you haven't been shot have you!

There is 24 hour(ish) power ...... Costambar there is 12 hour(ish) power.

We have 2 colmados within 3 minutes walk, a German restaurant nearby & a Thai restaurant 1km away.

Many of the houses in Villas Karibik are owned by "snowbirds" who are selling. Those of us who are committed to our community in La Mulata ignore the "scare stories" because we KNOW that our friends & neighbours are there for us & we support our local businesses, we don't just sleep here.

In summary ....... here we have a COMMUNITY not a dormitory.

I'd just like to chuck in another dollop of THE TRUTH ....

So if LM is soooooo bad why exactly are Habi (one of the biggest developers in the area) now showing off new plans for another development in La Mulata? I'm not talking about Tisu but ANOTHER development of around 30 new homes bringing 30 new families to our successful, thriving community.

Why don't you play another bloody tune all you sad, sad people who like to slag off an area where no doubt your "best friend" realtor told you it was too dangerous to live, before taking you down to some other dodgy end of town?

I've said it before, regrettably most of you who post about La Mulata have no idea what is really going on and yet you spout wisdom about that which you know NOTHING about. Some of you don't even live on the North Coast. Well why don't you go to Sosua, walk down to Habi's offices in The Pyramid building tomorrow, walk through the door and tell them that investing millions of dollars on at least three projects in La Mulata is obviously really stupid in your opinion and how you know way more than they do, and they're obviously not paying you the proper attention you deserve? After all, they have only developed projects here for six or seven years so you know far more about everything than they do.

And Villas Karibik itself? It's no different than it was when I came down 10 years ago. It's pricing is such that it invites a more transient flow, there aren't million dollar homes there, in some cases you can pick a villa up for less than an apartment. So are there no apartments for sale in town?

Yeah, yeah, yeah, heard it all before ........ Let me guess you've got a nice place for sale yourselves .........

I dont know as it doesnt usually say on real estate sites where properties are...there were water problems recently and a few wells were dug, also some are prone to a bit of flooding when it rains heavily due to them being a bit lower than the road

Ask a resident of La Mulata what exactly happened that day and you might actually get to know the truth. Shoot-out? I don't think so.

Since this happened, we've had the proper "shoot-out" at Panorama Village, and rumours are rife about a very up-scale neighbourhood having a major problem too (but I wouldn't know about that). Go pick on them.

This area has had violent robberies in recent months , and i expect any area today with the economics being what they are , must take a much better look at securing their properties !

A major difference is, that in the DR, you have an upscale neighborhood, next to a "Barrio Caliente".
If you leave your good area, you have to pass through several "BAD AREAS" to get where you are going.
Last week"ROCKY" one of our dogs, was poisoned.
About the 7th. dog in 15 years to die this horrible fate.
Thieves often poison dogs, before they rob a house.
I have been somewhat "Jumpy" since then.
Last night I heard gunshots nearby.
I took out my 12ga. shotgun, unlocked it, and slept with it all night!
And, I live in Arroyo Hondo, with a General of the "Policia National" right next door!
I have that 10 feet tall wall around my house, and still have 2 guard dogs left.
You don't have to go looking for crime in the DR, "Crime" is always looking for YOU!
Sadly, it didn't used to be this way.
When I first arrived here in 1986 I walked in all sections of the city, at all hours of the night.
If a criminal ever robbed a tourist, he was hunted down, and often never heard from again.
Then the drug culture slowly took over.
Instead of just passing drugs through the DR, the drugs began to be consumed here.
The Politicians, Military, and National Police became even more corrupted than before.
Drug Cartels came in from Colombia, Mexico, and Venezuela.
Local Barrio Drug gangs began to rule their barrios, and kill each other for "Turf"!
With so much money to be made from selling/shipping/ and protecting the cartels and local dealers, I see virtually no hope for a safer "Manana"!
