This is what PJT would recommend, the wall mount, especially when your residence is a rental.....

I have installed dozens of ceiling fans over the years. As previously mentioned you can get a remote control kit to control light and fan if you are stuck on going with a ceiling fan............ On the other hand, a nice powerful wall mount fan would be much easier to install. If you don't get someone qualified to do a proper install of the ceiling fan you will have nothing but problems in the future.
