How do you know that some of these properties have ever been in Alberto's name? It is common practice to leave things in a predecessor's name and then have a private notorized agreement drawn up between you saying the property now belongs to you. This is why it is so important that you see the actual physical document of the title rather than a copy to ensure that the property still belongs to the person you are told it belongs to... I'm not sure Alberto is any more guilty of this than a number of other property owners I have come across. The whole business is a minefield and you just need to have your wits about you.It has to be the vendor's responsibility to clean up the title before he parts with it. Check, check and check again.

Thank you Isobel. 90% of the posters in this thread haven't got a clue.

The results of audits by investors should be released to all investors. Including list of all assets and title copies, all cash deposits, overhead payments, all transfers of funds and property for the last 3 years, names of auditors, and more. How about Mountainview, the main office, Playa Dorado, and more.
Interesting idea, but that is a matter between Anoeca and their investors. Are you one?

Another example of people who don't know the facts.

Take for example this condo building owned by Anoeca overlooking Puerto Plata. In the 8 years it has ben up, none are sold andonly rented sporadically. IMAGE

I have owned two condo units since June 2007 along with one other person since that date. Three other units were sold in the summer and fall of 2007. I have managed these units for the buyers and where the occupancy has not been 100% it can't be expected when renting to snowbirds. The other two were owned by Anoeca with one being rented by a long term renter for the last 3-1/2 years. Those are the facts.

Condos?

I wonder why these condos were not on the property list given out by Alberto. I will take two condos for what he owes me. I bet most investors would. As I said befor, I think Alberto is just dumping the property that he bought by mistake and hes trying to be rid of them at our expense. Also at our loss

Bill Lane does not own the building as it states in one of his web sites he created "Owner & Manager" he said. He owns 2 condo's # 1 & 2.
I know that 1 other condo is owned by someone and 1 condo is rented to a snowbird that has been there for over 3 years, so why cant I buy that condo and the snowbird pay me rent ?. "Bill Lane wont get to keep the rent money.
Alberto said he owns 5 condos in the building out of 8 total condos.
The bull **** continues, who can you trust ?

Alberto is settleing with people for peanuts because they are scared, he is even getting them to assume the depts that he owes the banks on a lot of these properties and he isn't giving up the good stuff, his ass belongs in jail. Its allmost comicle how he and his lawyer are now in the drivers seat.

Deeply sorry for all Dr1 people who lost here but to hang on to any hopes of restitution via the Dominican justice system will only prolong the pain of this mess. My wonderful Dominican wife saved me from being on the victim list by her remark when I suggested looking into investing with "what are you, nuts?" Its a hard life lesson especially when the normal response is to blame yourself.

Does anybody know how the fraud charges against Alberto are progressing ?

The trial is set for May 30th. It appears that it will go to trial as Alberto is still telling lies and offering land that has liens against them.He has offer pesos "in the morning' Then "tonight" then "tomorrow" then "i have no pesos for you" Alberto should offer a course in HOW TO TELL A LIE He would be richer then he is now.

There is a limit to the borrower's capacity to make astronomical payements, and lately, Albertico's received a truckload of house key sets.

Way to recoup? Ask Alberto to get you a real good deal on a house, and he will.

Otherwise, say goombai to your mohneh..:pirate:

He never paid anybody 10% a month on their money, ever!

To clear things up: paying up to 10% a month in DOP, 10 to 12% per annum in USD.

Not many loans out in USD, mostly in DOP: Smaller loans at 10% a week, down some for higher amounts.

Total, negative cashflow for almost a year now, no cash reserves and a schnitload of properties nobody wants to buy..

That's the sad reality.
