Does anyone know anything about a new project called "Surfers Village" or something similar? A new large thatched entrance has been constructed directly across the road from the Casa Linda Connections gate, off of the highway on the road to Encuentro Beach.

An owner in Casa Linda Connections who was supposed to have his house delivered to him in July of 2022, now more than a year late, told me there was another Casa Linda project going in next to Casa Linda Connections. No name of that was provided, but maybe that is what you are asking about.

And then there is another development with the new road cut in from the main highway just a bit further west heading toward the ocean/Encuentro area.

Or it may be in the thread I started about private developments on north coast.

I do know it's not connected to Casa Linda. And, no advertising or promotion is evident at the large gate entrance.

I guess they have no need for a sign or promotion from what I was jus told about Surfer's Village near Encuentro:

"Yeah, it is a subdivision with all of the lots privately owned. All of the lots were bought presale, by established locals. Each plot is responsible for its own construction and building"

So if you want in, you missed the initial stage and probably have to wait for a resale. Definitely not a CL development.
Imagine everything being sold just to "people in the know"...

The possible down side is "each plot is responsible for its own construction". Could be fine with like minded owners singing the same tune or could be a hodge podge mess with no design or community controls.

Does that beat waiting for properties that are over a year late in delivery at Casa Linda Connections?
Only time will tell.

Who will still throw their trash over their wall, leave the streets destroyed with concrete slop from their construction, make illegal connections to water and overall be lousy neighbors - is that what you mean by "locals"

If it's all established locals, count on the govt. paving the roads in the near future.

Could very well be to all of the above. Lots of interest in the region. Could be from Santiago or Santo Domingo. And they need to spend some money.

Indeed.

Old tricks...re all lots sold. Early on in my career of real estate we would sell a 5-6 family house with leases for all apartments at above value market value. Problem was how many apartemnts could you sell to John Smith and Bill Brown? lol

My source is pretty reliable. Do you think you could still buy a lot there based upon the old real estate trick you claim is in play?

No. I'm too big on community controls and expectations. Everybody singing the same tune. Like looking for a poor man's Sea Horse Ranch. lol
Those days are long gone, I am afraid. Cheap condos in the $139K range are the bottom of the barrel these days.

Not looking for the cheap seats. Just a mid-priced gated development with strong rules & regs. Especially, relating to noise & short term rentals. Like SHR.

I know of no such place, but one might yet pop up on the north coast. Most developers are going for the expat/Airbnb/Condo crowd.
So it might not happen.
