Are Canadians destroying Cabarete?

Vancouver Canadian acatully has his latest home purchase on my street when some squatters from the British Isles were foced out (Ozzie is easier to understand than them) , and also has his Hotel/Music recording studio on the next street over. So he is here in triplicate.
Interesting dude! Obviously not hurting for a buck. Do any studio work with him?

It's weird there is no MLS type system to provide sales comparable information in the DR. Most places in the Caribbean & Central America have had something similar for years. And, with technology's advances it should be quite easy to set up. Me thinks there's no overwhelming desire to do it.
Given the lack of stringent requirements for agents in the DR, no surprise they don’t publish final sales figures. Anyone with a beating heart can flog property in the DR and we all know in the DR, the truth is an elusive thing. Things are never as they seem. The best deals are often found in the private listings.

Well, Cabarete was "discovered", as was pointed out, by Canadian windsurfers back in the day. Sosua had a number of Europeans. Then some Americans started coming down in the early 2000s. Now Cabarete is a mix of all of them with some DomYorks thrown in. Some even have children here.

On my street are 2 Dom Yorks, then 2 Americans, then a Canadian, followed by a witch and her coven from France, 10 new townhouses to be built by someone from Indiana, subsequently a German from the embassy in Santo Domingo, two rentals owned by Europeans and a Canadian from Vancouver. Canadians are underrepresented on my street and in general in my development these days.
You cannot leave us hanging without an explanation about the witch and the coven! Is it just a French woman and her very loud family or an actual person who thinks they are a witch (are there any lions and wardrobes involved ?)

You cannot not post someone's name and accuse them of something without proof. You are accusing someone of something without them being able to defend it or explain it. Have you asked this realtor why is this happening? Is this the only realtor in Cabarete doing this? Or is this more of a personal issue you have with this particular realtor?

I've been hearing from a close realtor friend, as well as several Dominican locals, about the increasing number of Miamian's who have sold everything and left their country. Many are saying that life in Miami has become increasingly difficult due to rising inflation under Govenor DeSantos's leadership.

According to long-time residents and expats in the area, the number of Miamian's migrating to the north coast of the Dominican Republic has reached new highs in recent years.

Could this influx be contributing to the rising housing prices in Cabarete? Are Miamian buyers, accustomed to higher property values in their home country, bringing inflated price expectations into a previously stable market?

There are protests in various countries over Airbnb rentals squeezing out locals from renting. Airbnb's can get banned or highly restricted because of that.
Take NY city for example, please.

The DR has no such protests. Come and buy what you want and just stay forever and ever and that is a long time. The more the merrier.

All part of the Florida migration out. It's no longer a snow bird real estate destination. The North Coast can't help from benefit with increasing prices & property values. Particularly Cabarete.

The rising tide lifts all boats theme, aside from the gentrification part which nobody is yet complaining about like in some other countries. The Hotels were the ones complaining about AIRBNBs as being unfair competition to no avail.

I was looking (online) at condos for sale in Cabarete. I am not overly familiar with the area but know it somewhat. The prices I saw were not that out of line for condos which were oceanfront or had ocean views. Granted I did not look in depth but what I saw, I just don't think the prices were all that extreme.

Just one of the nastiest people on the planet, or at least on my street, with her daughter and snappy dogs. The former president of our association got bit by one of them and took her to the fiscal.
