i rent a furnished 3 br, 3.5 bath, penthouse apt in SD. i didn't buy it for cheap although i got a good deal. i didn't furrnish it cheap. i advertise only on DR1 and i turn away more than accept. my monthly maintainence is not cheap, nor is the light bill, cable, internet, and local phone, all included in the rent. the last idiot inquire said that he never pays a damage deposit, wonder where he's sleeping? not my place. most of my guests are repeats and they are doctors, executives, engineers, etc. they never question the rent and they never see an ant or roach............you get what you pay for.

Short term rentals are a different ball game and not really relevant in this thread.

I 've done some research and it seems that real estate sites,are geared more towards the expats with euros or dollars... any good real estate sites with Dominican prices??? for rentals that is...Thanks in advance.I've tried popular sites,not going to mention their names,but the prices are night and day compared to what natives Dominican say it should be.

The national daily newspapers are geared toward Dominicans. You will find all sorts of real estate offers. There is good advice on this forum for evaluating what you will find.

Why if the value of the dollar has been increasing?

If you have a RD25,000 /month rental contract in RD Pesos and the Peso devaluates from 38.50 to 40 your rent went down by $24, assuming your base currency is USD. Good for the renter, bad for the owner.

Good point, but since the exchange rate could move in either direction are there other reasons to prefer the peso?

There is NO reason to be long RD Pesos currently, a contract in RD Pesos is a synthetic short. I normally charge 2/20 for my Fx predictions!

I found my house by letting a local negotiate it for me. When I tried to go at it on my own, I was overpaying, so I just called for help! I have a furnished 4 bedroom, 3 bath with a huge fenced yard and fruit trees for 12,000 pesos!:classic:

Ask yourself, why would a website not bother to place DOP but just ? and $???

Because the market is for people who live in countries where they pay with ? and $.

You really think aunt Betty and uncle Bob feel like looking for rentals online to get confused?! Nah, they want thing as simple as possible! "25000 DOP!?!?! What is 25000 DOP!?!?!"

Dominican citizens don't need sites to look for a place..

Los Coquitos. Certainly not a wealthy neighborhood but is dotted with moderately nice homes and a short distance from the beach. Too many dogs barking and cocks crowing at 3am though.

That's what I'm talking about! A good deal. May I ask what city and neighborhood? And the pros and cons?

On the ground I know gringos paying 150 dollars a month for basic appartment near a tourist area.

But you only get a good deal when you show your face and negociate.

If you are looking in the advertising of DR real estate you can find 2 rooms unfurnished condos in good areas of Santiago but not in the center of the city for 7000 to 8000 Peso a month. Thats Dominican prices. For a 2 rooms furnished condo in same area you pay US 500 a month, thats a fair price for 80 m2. REMEMBER THE PRICE FOR ELECTRICITY in the country and as this condos have an air condition in bedroom the owner has to calculate with up to 100 US$ for electricity. Most of the people who hire turn on the air-condition full when moving in and never drop it regardless of open windows ect.

Hey Roberto,would you say that when it comes to buying,real estate prices are over inflated online because they are gear towards foreigners that most likely hunt for properties online as oppose to Dominicans looking on foot? I mean,a native told me that you can actually buy a penthouse for $80.000 USD and said that the prices on Supercasas.com are ridiculous.

I don't think being a foreigner is a disadvantage when you are going to rent long term. In fact, the landlord of the apartment I rent for my mom is so happy to have her that he's been waiving the 10% yearly increase in the rent for the last 3 years, just so we don't move out. He says he rather make a little less every month and rest assured he'll get it every month and on time. According to him, his experience with the typical dominican has been less than satisfactory. The result, I still pay 14k for a 3-bedroom/2-bathroom/2-parking-space nice Arroyo Hondo apartment.
