Hi guys, I don’t have any facts or figures that verify my writing, this is a “boots on the ground” report (Ha, always wanted to say that). My condo is in Cocotal Golf club owned by Melia Resorts, Bavaro. I am located on Hibiscus course, fairway #3. Over 3 years it is usual to see 10 + golf players every hour, since late spring not 10 a day. There are 3 courses (27 holes), cruising around in my golf cart it is similar usage on all courses.
As an owner I have full daily access to (Melia) The Reserve, Paradisus, Caribe/Tropical resorts. Walking through nearly daily since late spring The Reserve/Paradisus has empty pools around 9.30am also empty loungers on beach, by approx. midday it is common for me to see no more than 20 people. Or, if I go to Caribe/Tropical areas I now see approx. 50 to 100 guests max. These resorts have capacities to have thousands of guests. At the weekends since late spring all car parks are full of cars with Dominican plates, I understand they get inclusive packages for approx 50+ USD per night. Is the Resort making money from this? – I doubt it, with all the food and drink consumed. Palma Real mall has nearly 50% stores closed, we heard it is going to be closed and demolished soon. The Airbnb condos around mine have been mostly empty lately.
Walking along the beach neighboring resorts have mostly empty loungers on beach, Larimar/Now Resort is temporary closed, beach loungers all removed. Bavaro Princess is closed for renovations from June until December. We all know about Majestic Resort issues.
I believe this current situation is entirely due to the very bad media generated in USA/elsewhere. Online vacation sites offer Punta Cana 30-50% off, - still not enticing families, who clearly believe media reports, and don’t feel safe coming here, this needs to be addressed by the DR Government internationally, I have not seen/heard any campaign to reassure tourist.

I agree 100% with your statment........also if it's a bad high season there will be a fire sale on apts...............just my opinion..also every corner has a new building being built .... they are over building the area of punta cana... even in a great market it's not sustainable this reminds me of the 2008 housing crash in the usa.... best advice save your money and buy apts for pennies on a dollars if your not afraid to live in DR

That doesn't mean anything. There are hardly any cars here with foreign plates, whatever nationality is driving.

Actually, I think it means a great deal. To me it means droves of more affluent Dominicans are taking advantage (and why not) of the give away weekend pricing. The resorts are doing this to keep their system turning over with no financial gain at these "special" prices. Smells like panic to me. As stated in the last three years of my ownership I have never seen this at Melia

Many within this web forum are in denial that there are such things as affluent, or as well, well to do working class Dominicans.

I think the reports of death in DR will be a one season issue.
But the seaweed could be forever. Repeat visitors who remember the clear beaches and turquoise calm waters will not be pleased if they come to see the Sargassum invasion and are no longer able to dip and stand in chest deep water chatting and dipping their bodies.

And everything comes to a end or should I say dips. Tourism is fickle and it will be a down year in DR, maybe more than one? But if packages get back to a week for $450 per person in an AI then the tourists will come back. But not at $250 per person per night in High season.

Interesting comment. At my old resort, POP Village they survived the lean times by opening their doors to Dominican family’s during the weekend with very low rates. Many took advantage and arrived by bus. Rarely did I see high end vehicles there. Fast forward to last July when I stayed at Blue Bay Villas Dorada, adults only resort. More young affluent DR couples than foreign tourists. A lot more on the weekend. All driving massive new SUV’s, Beemers, etc. Probably signs of a rising middle class which is good, although, I suspect they were just taking advantage of the low rates like me.

Did some checking for some friends on prices in Punta Cana. High season prices are unbelievable, high. Prices triple at times than it is during low season. Unfortunately the hotel prices together with airlines prices may put it out of their reach this year. Had friends visit and stay in hotels in Santo Domingo. They got some great rates at Embassy Suites. I traveled several times this summer to and from the DR to the USA. Airline ticket prices pretty much stayed the same (going to West Coast US). Unfortunately AA cut back on their non-stops to/from Miami to LAS and LAX (both airports I use) so made travel a bit more difficult. I do however think high season will be busy as always...

I’ll be back on Oct 08th. Got a week in Blue Bay Villas Dorada adults only $52 CDN a night, includes AI for the Playa Dorada part of my trip. Got a sweet deal on the rental from Budget and excellent return airfare with pre seat selection and luggage included.

I went there last December, nice hotel, good staff, reception personnel who speaks decent English, not a given inna dis island!

If the unit being rented is a condo unit, that was given back to the hotel to put into the rental poo,l and the owner of the condo is not getting income, clearly the value and selling price drops.

How many hotels in Punta Cana have units for sale as condos?

Prices are dropping in punta cana ....just ask the folks who brought in cana rock price fell 20% in the 3 months...and still no sales.....

That is a shame for them. Fortunately, I never considered that area as a place to live.

Since the AI hotels in Punta Cana are not selling rooms as condos, I wonder where that comment came from regarding it being a reason for declining sale prices of condos.

There is no hard evidence, no documented numbers that would show the price of condos in Punta Cana is declining. Don't make any financial decisions based on this speculation. It is just that, speculation. About the future. And, no good explanation has been forthcoming about how the number of tourists arriving is related to sales numbers or prices of condos. The one possible precarious speculative link is the fewer tourists arriving, the fewer potential buyers. And, perhaps fewer potential renters for condos purchased with the objective to rent them. But, this too is speculative and it is impossible without research to say what is the relationship. DR1 is just for fun. Not usually good for sound financial advice. The real estate sales industry in the DR is unregulated. And, many people involved are motivated to misrepresent the facts.

It's time that we start holding the DR accountable for their shoddy electrical work and failing to take the safety of visitors into consideration when the managers walk the grounds each day. Live electrical cables where people can come in contact with them...on a dock of all places... near water...

This is an example of where a publicized lawsuit can do some good.
