When I think of DR, I think of buildings that look like this:

Believe it or not, this has culture. It's unique. It's clearly DR.

When I see a building like the building below, I don't think of DR. I think of any other horrible city in the United States...

This building will not be built for the people of DR. The average Dominican won't be living in these places. It's the 'elite'. And I feel it's a shame and sad that the so called 'elite' are rushing to throw their own culture away to live in a place more 'avanzado' - which in their mind means, the elevator has 30+ stories.

It's been agreed that the DR is a developing country. As a result, its culture has been progressively keeping pace with its change.

Back then, it was mainly homes. The few whose lived in apartments where the most deprived part of the population.
The mentality starated changing around the mid-80ths when the government started building 3 and 4 stories apartment buildings in the hoods.

Today, it isn't a culture shock to see those high-risers due to the vast number of Dominican leaving abroad; whom by the way, live in apartment buildings, for the most part.

Yes, it is sad to see certain things disappear with the passing of time, but progress can't be stopped.

Change is inevitable, but fortunately most of The DR will still remain the same retaining it's character and culture for a veeeery long time. Yes they may build the tall buildings, but you'll still have the frituras and Chimichurris right next door...;)

Don't know :) , but I know Dominicans like style.
This building has nothing, it's just taller than the other ones.
Look at the entrance, No Dominican I know would pay to live there !
It looks like a feo camiseta.
The entrance of the DR's tallest building should have a Vegas look.

If it looks nice 5 stores up it will sell, but if downstairs doesn't look like what you pay for...NO DOMINICAN will ever pay a lot of dinero para viver alla.

I guess you don't know a lot about Dominicans and how real estate works here! jejeje

They will give a few apartments away to the right people at the right price and that will help drag in others. They might even give a break on pre-construction pricing, although I have seen some popular developments avoid doing this as they know they will get sales.
Depending on the developer, they might even offer to wash your money for 20%.

BUT I'm no ass kisser, and no Dominican, but face it.
This going to be the tallest building of the DR and should have some allure.
I might buy one condo for a mistress, but I wouldn't be living there for sure.

I repeat "K FEO" this building has nothing beautiful accept of going to be the tallest one.
And I can bet you before it is completed, there will be construction going on for even a taller building.
Maybe that one will looky looky nice;)

I wonder where are these high rises will be built once the centro is out of space,perhaps SD este? That would be awesome,maybe it will bring more security,safety and even more jobs to that side of town and bring real estate up some......just a thought.

This is where I feel you are wrong, and not just I feel that way - many urban planners feel that way around the world - and we as foreigners can try our best to impart this advice early onto the DR before they make some of the mistakes of outside.

There are many cities in this world, including large cities like London, parts of Paris, parts of Seattle, even Kuta in Bali, where there are laws stating things like you can't build above 3 stories in height, or you can't build above the height of the largest palm tree etc.

This is done to 'capture' the value of the local culture, and actually it benefits the property owners in these types of areas!
Home owners in those areas have certainly benefited financially from these rules, and these rules have been VERY *FORWARD THINKING* to preserve a part of the past and not let it get swept into an ugly urban mess where the only winners are the developers.

Will the Dominican 'elite' be forward thinking enough not to destroy their current urban culture and replace 'neighborhoods' with towering silos to keep out the riff-raff? I certainly hope so... mira what happened in Los Cacicazgoz with that new tower near Dominican Fiesta hotel? IF somebody could explain to them that towers will over time destroy the value of the real estate, maybe there would be an alignment of interests...

In other wards, it's not 'progress' to destroy a culture. It's vandalism!

High risers will be built where today sit one or two family homes. The value of the land itself will never compare to the value of the existing property on those lots.

As more towers are built, the result will logically be that more smaller homes will be bought to be demolished and towers built there.

In the next 20 years Santo Domingo will change drastically, as much and more as it has done from the past 20 years.

It will be hard to find low income homes or sectors in the city limits at the time.

What today is river banks filled with huts, then it will become high priced RE and private boats on the river...

Santiago is changing even faster than SD...

Okay in this futuristic vision of SD, where will the poor people live? Underwater perhaps?
Who will mind the children?
Who will clean the toilets?
where will those people live?
In skyscrapers next to the rivers?

I think I've seen this movie before. It doesn't end well...

The poor,can ride the "Metro" from the slums surrounding Santo Domingo,to inside the city where they can wash our clothes,mop our floors,cut out grass,watch our kids,cook our food,and "Suck Our C*&ks" :lick::lick: for "Un Chin"!

From what I heard from most engineers, Una torre en Rd se hace en dos a?os.Call me naive,but I
think that when they take so much to build them,it might actually be "clean money",maybe like
Elipse on Sarasota and Churchill,McDonald side?????
