Are Canadians destroying Cabarete?

I've been hearing from a close realtor friend, as well as several Dominican locals, about the increasing number of Canadians who have sold everything and left their country. Many are saying that life in Canada has become increasingly difficult due to rising inflation under Prime Minister Trudeau's leadership.

According to long-time residents and expats in the area, the number of Canadians migrating to the north coast of the Dominican Republic has reached new highs in recent years.

Could this influx be contributing to the rising housing prices in Cabarete? Are Canadian buyers, accustomed to higher property values in their home country, bringing inflated price expectations into a previously stable market?

There are a lot of Canadians here in Cabarete, and maybe they are the largest population of foreigners, but there are expats of all nationalities here. I would say that if any nationality is more likely than any other to encourage price rises it is probably Americans, who in my experience are willing to pay more than others and certainly tip more than any other nationality in many cases.

Canadians are certainly not "destroying" Cabarete and I would say that the enormous amount of construction going on is more likely to lower property prices than increase them.

I recently watched a few videos regarding the new development taking place in and around Cabarete.

Is this post current? Canadians aren't destroying Cabarete. To the contrary, they are contributing to its unique vibrancy. And get used to Canadians because more are coming! It's widely reported they, like Europeans, are now fleeing the US for the Caribbean. Where will they land? If budget is a consideration, the Dominican Republic. And, if birds of a feather flock together, many will land on the North Coast.

In my experience there was an influx of Canadians, especially young families, after the first Pandemic year, starting early '21. I remember our child's school had 20 kids of mixed nationalities including Dominican and Haitian. Within half a year it increased to 55 and another half year to 78 students. Suddenly the largest parent group (by far) was Canadian and it felt like they formed their own bubble (no judgement, I would have done the same probably if I was completely unexperienced in traveling and new to the culture). We made friends with some of them and most told us there were loads of local Canadian facebook groups where people promoted to go to DR because ... well all know why we like to be here. While this is mostly personal experience, I am dying to see some credible data being published on this influx (which will probably never happen).

Edit: And yes I also think they played a role in price hikes as there were not enough places available at one point in Cabarete and people started paying ridiculous prices for Cab standards. And a lot also did buy because they sold what they had in Canada.
