Welcome to Dr1! You have gotten some solid advice about location and renting before buying, and please heed that advice.
If and when you decide to purchase a property you should have a property manager like to asked about.
I have been successfully renting my first property in Sosua for 5 years. It can be done and is more common than earlier posts alluded to.
The common mistake made when picking a property manager is they use a local or an ex pat who does it part time. The local is a bad idea from the word go. Don't even think about it. In time you will understand. The part time P.M. will give you part time success. A monkey can find renters during the high season.
You p.m. should be well established for years or working full time to establish a client base of renters. He/she should be affiliated with a real estate company. The more well know the better in my opinion.
This is what has worked for me with my properties, and my some details
I pay a set monthly fee.
1- this cover the supervision of any repairs ( you will have them) and cleaning. Covers paying of all bills. If any appliances break he will replace them a.s.a.p. ( at my expence)
2- I pay a percentage of rental income the amount depends on the length of stay. My p.m. handles all communications, accepts and returns all deposits. Checks in and out guests, and insures guests is satisfied with thier stay. All funds are deposited into my Dominican bank account.
I also receive a monthly statement that account for every penny.
Please please, make sure your p.m. has the agree on the type of client you accept. There I a female P.M. in Sosua for example who will rent a 1 bedroom to 6 locals during the Easter Holiday. This same P.M. will also rent to mongers who bring chica after chica into the unit. ( I have no issue with what adults do behind closed doors) , this can lead to issues later on.
I hope I didn't scare you with this post. I have been a landlord for 25+ years and the working relationship I have with my p.m. has made renting in Sosua the easiest rental property I own. It sounds like I pay a lot up front, but the quality and professionalism is worth it.
Also you should have a Web based advertisement. I have used Home away from day one and I am very happy . Vrbo is also good ( Vrbo is owned by homeaway and they will overlap services ) There is flipkey, airbnb, and bookings. I am unfamiliar with these.
Half of my tenits come from Homeaway, half from my p.m. most of my booking now are return guests. My H.A. site is $325 per year and worth every penny. Even if I am booked it still provides a wonderful reference about my unit. My second property I will build a Web page , for that exact reason.

Oh , fyi, Cabarete looks great on paper, and posts. Bear in minds Cab, is 20% more expensive for everything and look at the amount of open places to rent verses Sosua. People love to bash Sosua, but it has a lot to offer for vacationers and retirees. But it isn't for everyone.

I would recommend Las Terrenas and the Samana Peninsula. Check out the tourist guide at the top of the Northeast thread. I would not recommend that you buy anything if you are not going live in the DR full time. If you do buy then buy an apartment in a gated community. Security is the #1 Priority here. If you buy a free standing home and are not there for 8 months of the year the odds are you will be broken in to. Another thing to condsider in coming to the DR is residency. You will need to apply for temporary residency. This begins with getting documents together in your home country and then highering a lawyer in the DR to get you through the process. Still interested? Come to the DR and rent for a couple of 4 month stays and then you will get the feel of really living on an island in a diffferent culture.

jees everyone not recco buying .... i say buy....get in take the plunge....buying makes you come here often keeps u involved.... u think everyone looses....dont worry about anothers money.... houses are sold /bought all the time... like a fancy auto....u buy a house for 300k then use it , sell it , buy a better one. bigger w/pool and a second floor.for your new cunada..maybe then you'll want to build a small hotel or a nice med. style rental villa...
me you want a nice area...semana pen...going to grow in tourism because of the ships....

i would seriously look /think of building....look around at other islands and the way "villas" have been constructed...usually built out of local stone/rocks and built for permanence....4/6 units on the first level ..1/3 on the second....units are connected for family sharing and or corporate /big $ spending.... you end up with a property that is time tested...can be owner occupied w/no worry...and probably make money.... as you have lets say 6 units....at 70 % occ. is a winner in anybodies book...

The reason rent first rather than to buy is to accustom yourself to the location. It is, after all, a foreign country, and you cannot assume the same things you might assume about where you have lived previously.

To buy a house to force yourself to visit a place seems dimwitted.

now i believe is a different time....prices are lower...sellers are almost desperate for cash...i.e. no rentals 4-6 years and a person with wherewithal (cash) can drive a hard bargain,(for the seller). me i like to own a project...one or two family place....12 -16 units??? I wish i had bought the last house i was in....
alot of people here don't have disposable $$$. people looking to buy do have it...some have to put 3-400k$ into a house for tax reasons...maybe they need to buy something to entertain...
i say buy....look and be ready...know what u want ...beach city mountain ...you can have it all here...
especially if you have kids...buy buy buy...

I agree with you, if you have cash you can find what your looking for.
I don't like to rent either, but if I was at retirement age I wouldn't buy.
Buying in the D.R. has been a positive experience for me.

and what???take your money with u??? at retirement age u better look carefully at what u want /can happen to your estate...if you have kids and grand kids buy....if you are the end of the line...///pay rent...

If I was Australian I would move to Perth which is the San Diego of Australasia. What could you possibly find in the turd world that isnt there in a viable robust anglo society like Australia, especially with comparable weather ?

If the San Diego of Australia is anything like the San Diego of American, than I for one could not afford to live anywhere near the ocean in anything larger than a one room shack.

Is why I am here. Real estate, at least, is cheap. I am starting to feel like the other stuff, food, electricity, gas, car prices, make up for and possibly exceed whatever I am saving in rent though. But, hey, I drink rum at noon on a Tuesday and no one wants to cart me off to an AA meeting. And, I am starting to like Bachata! When not cranked up anyways.

I really do not think that there is any place in the DR that fits the requirements of Lulla . I note that most of the suggested places are along the north coast where the contributors live , I assume on a permanent basis. I still think a small place in Juan Dolio only an hour from the capital would be my option ..Then she can have the best of two worlds.

Why do you want to leave Australia? Australia has it all! Go live in Queensland for sun and nice islands!

I was thinking the same thing. Plus, the OP must have access to south-east asia (instead of flying around the world) with out of this world beaches as well. So many islands in Thailand, or Bali, with clear water and MUCH better food on top of that.
May be the sex traffiking is too high in these places ? Safety ?
Interesting, though.

What exactly does the "high rate of sex trafficking" mean?

Does if refer to periodicity ("infrequently" or "in frequently")?

Or does it concern the cost? e.g., price per hour? Which reminds me, is it possible to get a price per minute? (I'm asking for a friend)

Juan Dolio for sure.
Beach, golf community, and restaurants. Most importantly, if you are looking to stay for four months, at least in Juan Dolio you enjoy both beach and residential life w/ electricity/water and security (Metro Country Club), with the proximity of Santo Domingo 35 minutes, San Pedro de Macoris 10 minutes, and the cultural activities, restaurants and better hospitals available in the country. If you can spend 4 months on a beach without other activities, the other cities are fine.... but they lack all the alternatives available in Juan Dolio. Others might think differently, but they don't have nearly as many alternatives.

I tend to see a lot more girls looking for clients in Sosua, walking around on the streets etc.. the sad thing is a lot of poor girls think its a good "business" to sell themselves to the "gringos" who pay them dollars or euros... very sad to see a girl selling her body to anyone with money. It is very common to see this problem in most of the "poorer" countries where foreigners take advantage. I guess you can see these type of girls in any place, on a beach, the streets, hotels etc... hanging around to find a client but for me the place where i noticed them the most was in sosua. As i said in cabarete i am sure there are too but i didnt get to see them out so much or they have a lower profile. I would also advise you to rent out first to see if you like the life in the DR... let me know if you have more questions!

Good business? Well, often their parents think that, too.

Go to 'disco terrazas', bars or car wash places in the 'campo' and you'll see the same young age prostitutes all over the place.
Few 'gringos' there, put lots of DOMs (= Dirty Old Men)...
