Free to live in a condo ? Hardly what I would call free ;) ;)

Free is being able to lock your door, go to another country for 3 months and return with nothing missing. Try that with a house.

We do that, for more than 3 months. In all honesty, each time we return I'm surprised it's just as we left it. *We do leave two dogs on the property and maid comes in for cleaning every week, and feeds the dogs daily.*

*I do it once a year.....for the past 9 years....... had a problem....once.
( well not counting the small problems like overgrown gardens, infiltrations, etc.....)

I 100% disagree with your statement.

Renting here is much, much less expensive than buying.

Elsewhere, a $200,000 property would rent for nearly $1700 a month. You can rent here for half that.

I know numerous property owners here who have a hard time getting a 3-4% cap rate for their properties.

From an investment perspective, you can't just compare rent payment vs. mortgage payment. The purchase price also has an opportunity cost.

If you rent and put the difference in what a mortgage payment would be in some other investment, you'd be way far ahead.



I'm only counting interest since paying the capital on a mortgage I'd consider 'saving'. I'm paying 4% on a 205k (euros) loan. If I'd renegotiate could probably cut that in half. Anyway, less than 700 euros for a house that rents for 1200-1500 dollars. And if I sell now I have between 50 and 80k profit on the capital part.

I am not saying that the people that move here are losers, I am saying that if you are lower on the socio-economic scale in the U.S, then maybe your life is better in the DR. Part of the sad aspect is that you end up with foreigners (who choose to stay) that don't know how to be successful at business, so the Dominicans don't have much of an example to look up to.

I take umbrage with this part of your statement. I know generalizations. That's all they are. So don't make them.

But here: let me make one. People who make generalizations generally don't know what the eff they're talking about, so they generalize rather than fact check.

What is the right decision for one person isn't for another as individual circumstances vary so much, as do personal philosophies. I don{t like renting, never have, never will. Bought my first house when I was 22, well me and the bank. My complete paycheck went to the bank and we lived off my wife's. I put a lot of sweat equity into that old place and made a healthy profit when I sold to upgrade.

There is no perfect place. *I would have remained in California if I had the wherewithal at the time I made my decision to relocate to the DR. *Far better weather in California. *

I live in a $300k property that I rent for $615.

Never investigated what purchase price of our apt would be but would guess 250-300k going by what our last apt landlord was asking.

We pay 1,100 however. We didn't shop all that much. We liked the location and it is less than a block away from the old place. We did see other places that were better deals, but was not crazy about location. Not because of safety or their not being good neighborhoods. In fact they were more upscale neighborhoods, but very residential and I would miss having nacional, cafe santo domingo, valentinos helado, claro, popular etc, a three minute walk away.

Houses are out of question for us, as We leave for weeks or months at a time and need the security of a "torre".

Our house has not had any break ins.
I have very good neighbors and we all watch out for each other. I've only been to DR 3 times this year. The last time was just for a weekend in August. Other than people reaching over the fence to take a guayaba off the tree...I haven't had any major problems.

-----------------------------------------------Oh southern California (Torrance) how I miss thee. If I could live there again I would have everything I "need" in life i.e., climate/weather, beaches, music and entertainment.

Wow, such clever wit. You proved your point. So I guess if I can't make generalizations, then I would make assertions about you specifically. My guess is with this kind of logic and intellect you must have been too successful and high in the socio-economic scale to deal with Americans, so you went to a suitable culture that matched your intelligence.

The dr was, is and will be for the forseeble future a...... sh.it hole........ sorry if it offends :) :)

There are lots of reasons people will come on vacation here ( but lets face it the price plays an important part ) and also lots of diffrent reasons people will come and live here ( family and errrrrr , mmmh, well I dont know....:) :)) but mainly the price......
I admit it and I am not ashamed.
Hell if I could have the same life style ( big house, lots of land, no need to work.....), I would be in StBarth, Monaco or even back home in Geneva.....




But I still love❤the dr , so I would come on holiday, from time to time...., maybe......;) ;)
