I also got turned away from Sea Horse
We have a vacation home in the Perla Marina area and decided to check out Sea Horse Ranch (given that beaches are open to the public). Once we got there a burly security guard told us that we were not allowed and that if we were interested in seeing the property to visit the sales office. He asked us about 20 questions and once assured that we posed no imminent threat, he escorted us on the small beach, gave us a bit of history and proceeded to escort us off the premises (about 1/4 mile). Just as an FYI he is the personal security guard for the Ibinidier(sp) family, first house going east to west on the Sea Horse property. They are the owners of the Breezes, I think. In other words, in this case, I belive the home owner asks his guard to do this vs. a Sea Horse policy (although they probably don't mind)
