For what it's worth we have delt with L'Agence for a numbrer of years. They have always done a great job. Their email is Agenccabarete@codetel.Net. They have allway been very honest and responsive. You can find cheaper but cheaper is not always cheaper. I, We, know we can trust them, and it makes things easier for us. Just a suggestion.

I know of two responsible, reputable people who do property management. One is Peggy Kiousis who owns a company called Caribbean Dreams (not to be confused with the business of the same name in Sosua.) She is an American, for whatever that means. She manages properties within Seahorse Ranch, properties which rent for US$4,000 - $6,000 a week. We have used her to manage our villa when we are absent and we have also rented from her personally and for our friends. She is responsible and reliable. She will come immediately-even in the middle of the night- if there is any problem at all, and she does airport pickups. Her numbers are 809-903-0162 and 809-571-3350.

The second person I know-and I don't know the name of his business, is Jeff Zirbes. His wife is an American attorney who works for Juan Perduomo Century 21. In the US, he did corporate property management before moving here. Currently, he manages the new condo complex east of Cabarete, the Victorian. I don't have a phone number for him, but his wife's number is 809-256-7013.

If you call either Peggy or Jeff, you can tell them that Lindsey gave you their name and number.

Well! It is after 5PM and still have not had any response from Amber G after about 30 hours from my Email to them.

Staying within the OPs' original question without bashing OR promoting; just the facts.

I Googled for Dominican Republic Rentals and again for Sosua. For those interested in a rental/management agent, look for yourself. Same for those looking for a rental.

Oriole and Lindsey. First hand recommendations from known DR1 people helps all of us but is still up to each to investigate and make up their own minds. Can you post thier Web address? This would give all of us the opportunity to get a "feeling" about them. Should not be a problem being a 3rd party recommendation. (Robert?)

You will need to contact her for detailed information about her property management. The website features the rentals she has available. I might be wrong- you will have to ask her- but I believe that most of the properties she rents, are also properties the she manages. Please, check with her, though, as I don't want to give misleading information.

I will try to get hold of Jeff Zirbes to get his website. He and his wife are personal friends, so I don't have one of his business cards or know his website. Sorry.

In all fairness. I looked at the site that you posted above in #64.

A very quick look and sent an Email. I must say, Peggy was a little confused... but did respond within 20 minutes with proper answers to my very short Email that did not get into detail. I did direct her to this DR1 thread.

Finding good things can be fun????

Just to correct something written by Lindsey. The Victorian is managed by Peggy from Caribbbean Dreams not Jeff Zirbes nor his wife. Jeff was formally associated with Xcel Management. Xcel was the original management company for the Victorian but they were relieved of their services. Peggy does a wonderful job and comes highly recommended.

Thank you for the correction. I had learned this after my posting. Due to my friendship with Jeff and his wife and the fact that they had yet to share this information with me, I was reluctant to correct my original post, hoping instead, that someone such as Denmay565 would do so for me.

I placed myself in a difficult position, and I am glad to hear that the correct information is now on this thread.

I had also learned that Peggy is now managing the Victorian. I am happy for Peggy, as she is a hard worker.

Rental service/management companies update.

I thank the OP and everyone that contributed to this thread.

As of this posting, I never heard from Amber Guard. I have, and hope that anyone that is interested, has done thier own research and closer to a conclusion as to who are the better rental/property managers on the North Coast; Sosua/Caberete area.

I will make my calls and see where that goes.

Ringo: I think the problem stems from the fact that there is currently more demand than supply because of the tremendous growth in the Cabarete/Sosua area especially with the number of condo complexes. Most of the management companies are very busy. They are growing and adding staff but that requires training the people they hire and being in a position to effectively deal with this added growth. It is also a seasonal business to a degree and now is a time when they are also busy with their winter rentals. I know both Peggy of Caribbean Dreams and Richard of Amber Guardian and they are both very good, professional, and honest........ but are both very very busy right now. Both manage a number of complexes in addition to their individual clients. That is the problem that you are going to be faced with when doing your assessment of management companies on the North Coast.

An overdue follow-up to this thread with my findings... all this time, as I experienced them.

I have 3 rentals, two long term and one short term. All have been (some current) on DR1. I just wanted more exposure. I live in the area and have staff and do not need any service other then getting more renters. In all E-mails, I included my DR1 reference so that they could review my pertinent property(s).

This is not a post concerning if a person(s) is good or not. Just the results.

1. Ambergauradian never responded to my 2 E-mails. I went by the office a couple of time and... no one there. I did review the web site and know two of the listed properies and see them every day. The site shows one rented every know and then...ah... gates locked and no one there. Another, close to the same. (I know the owner.)

2. L'Agence in post #22. I did not E-mail or call. Just didn't like the web site. My problem.

3. Carribbean Dreams, Post 80. I have no idea what happened. E-mailed, got a confused one back (someone else tried to help, DR1 member). Clarified. Had appointment.. delayed due to illness. Meet, discuss and agree and got NOTHING. E-mailed info and photos and got more confussed responses. More E-mails and calls to clarify and was told I would be on thier site that PM. Site goes down for 3 or 4 days and come back up with NOTHING.

How sad that so many people look for work in the DR. Appears that some need some basic business skill classes. Answer to post #75..... GEEEEZ. They have tooooo many clients that they do not need to respond and make more people happy? (Sarcastic)

LOOKING FOR GOOD PEOPLE IN RENTAL MANAGEMENT. I'LL SET THEM UP. (not in real estate sales.) PM me.

All i can say in reply to ringos first point is that i have had no problems with Amber Guardian.We used them last year and they were totally helpful. From the moment i e-mailed them, until the time i left,all i can give them is praise. My three month rental was over and i could not find anywhere to stay for the last six weeks for a reasonable rent.Richard put himself out to find a nice property at a good price.His staff were courtious and willing to help.I would not hesitate to use his company again,and intend to very soon.
You were obviously very unlucky!!!

We listed our villa with them when we went down there in early February and were impressed with the services they offered and their quick work to get our place on their site and 4 others connected to them. They have been great about staying in contact with us up here in the frozen north and looking after details with the villa we never had time to do before we left. We have had two rentals signed up since then, the first one starting this weekend. Our place is nothing fancy and is on the bottom end of pricing for their site.
If the original posters villa is in Costa Azul, then maybe I have an idea why it might not rent as easily. We looked at the villas there before we bought our place elsewhere and they were beautiful and inexpensive and new but the area around them scared us off. Poor security and a poor bario just a short distance away were a large part of the problem. If potential renters asked Amber Guardian about such things they might have been scared away.
Anyway, Amber Guardian has been excellent for us so far and we highly recommend them.

Today I tried and got the message "THIS ACCOUNT HAS BEEN SUSPENDED"
Is there a problem with Amber Guardian?

Amber Guardian is indeed still in business and going strong. There is a problem with their web host and that it is due to the fact that the company has expanded so much in the last couple of months with the addition of their Insurance section the hosts are telling them that they have exceeded their bandwidth. The website should be up and running by the latest Monday morning, but hopefully before.

I can vouch for that...that AG remains in business and is solid. I also operate a property management company in Cabrera but we collaborate with AG on several properties in Sosua and Cabarete. They are alive, well and doing a great job for owners and clients alike!
