Has anyone applied for the rentista residence recently (as in the past year or two)? Did you need the entire proof of 5 years that you received the rental income? I recently found out about this option, got a new bank account and a new unit and thought I'd be good to go in a year or two after depositing the funds accordingly until I saw a video and a few websites stating this as a requirement. I cannot find this clause on the official site though. Has anyone managed to do it with less than 5 years or not? will keep trying to call directly (no response as yet)

Proving the income for at least 5 years is one of the main requirements under that program, also showing that is a steady income (not salary). The income could come from dividends, financial instrument etc.. not only rental units. We will gladly give you a free consultation to verify your options.

Hi, do I need to get a pre-approval in the consulate before I go to the DR or can I do it directly in the DR without going to the embassy?

Residency applications start in your home country with a special visa. You cannot start them in the DR.
and how long do i need to stay in DR after getting the visa from the consulate?

Talk to your lawyer. You need to be in the country to pick up your cards and have photos taken. I don't think you need to be here for the whole time your application is being processed which can and does take awhile. DGM is doing appointments now. So your lawyer will need to request an appointment far enough ahead that you can get back here when the time comes.

Enough money can accomplish many things. Can't answer your specific question.

Once you have competed the application, I don't think you need to be here until you are approved, but that is better asked to a lawyer.
