Residencial Hispaniola Gated Villa Community offers very carefully selected land with a surface area of approximately 400,000 m2, offers optimal conditions for the planning of this choice development. To enhance your experience, this beautiful community will include playgrounds for children, many green zones and tennis court.

Take a look at this great Satelite View showing the exact location of Residencial Hispaniola. You will need Google Earth to view this file. Google Earth can be downloaded here.

It’s the perfect location in Sosua! With direct connection to the heart of Sosua, you have easy access to Sosua’s shops, private schools, fine dining, pubs, and of course, the exciting night life. If you like to play by night, you will want to save some energy by day, to enjoy the gem of the north coast, beautiful Sosua Beach. Here you can soak up the sun, rest in the cool shade or perhaps snorkel from shore for an afternoon adventure.

Does Hispaniola have to pay an extra fee to get their own sticky put up in this section? I thought advertising like this was for the real estate listings on the main page of DR1 and this section was for advice for buyers and sellers.

They are our clients, so we promote them. One of the benefits of working with DR1, you get lots of eyeballs looking at your product or service.

We have often posted deals or client specials in this forum, it's nothing new.

I guess I'm blind but I don't see anyone elses real estate given their own "sticky" which amounts to a permanent advertisement in this sector. I'd be pretty upset if I was one of the other advertisers in the real estate section and couldn't get the same treatment. I'm hoping to advertise my own villa in the DR1 rentals soon. Can I get my own sticky as well as I think it would rent out my place much more often?

Those villas are very nice, and the location is perfect. Villa Taino is the one that I really like. Question they say start at 215k. What do we get for 215k and what option can we had? How long does it takes to built the house? Going to Sosua in December, would love to visit this community.

My someone has their nose out of joint. I was inquiring (and never got a straight answer) whether or not an advertiser had to pay extra to get their own sticky as it would be a superior way to get clients compared to all the other real estate advertisers who only get their property shown in the real estate section. Perhaps Robert could reply to this question and NOT Tamborista who is only quessing but seems to need to throw her two bits worth in?

We do not have any advertisers in the real estate section.

We have our own brokerage, so those are properties and developers we have chosen to work with.

Working with DR1 Real Estate has it's advantages.
e.g. Getting a posting on the message board :)

To answer your question, this is not a paid advertisement... and as Robert mentioned, this is one of the benefits when working with DR1. It?s a pretty straight forward process... I provide a list of properties to Robert that I would like to promote. The reasoning behind which properties or property types we choose to promote may vary, and can be something as basic as an increased number of email inquiries for villa type properties... it?s that simple. The vehicle, power and outreach of DR1 gives us many marketing options... yesterday might have been a ?sticky?, today it?s a thread, and tomorrow could be a video... we try very hard to be fair and keep things fresh.

Rentals are different to real estate.

As a paying "rental" advertiser, I have no problem you RESPONDING to people looking for rentals in the message board.

Thanks for your prompt replies, both Robert and Curt. I do know that DR1 has their own brokerage and is supplying their services to the paying customers. Just as a matter or semantics though, I would think that the people who are just renting their places through you and not selling them are indeed paying for the advertising as I do with other companies and hopefully with DR1 in the near future.
As for Hispaniola, it is indeed a beautiful development and we were going to buy there until we were shown a property in Terramar and decided to go with the already finished house. Anyone buying there will be happy I'm sure.

Lets finally make this VERY clear, as it appears your not getting how this all works.

We DO NOT have any type of paying advertiser in our real estate section. They are listings and developers we have chosen to work with, not because they have paid. We make our money like every other brokerage, via commission when we sell a property.

The real estate and rentals section are completely different and are run very differently.

The rental section is a pay-per-list section and are classed as advertisers.

If anyone has any questions on the above, please PM or email me, lets keep this thread about "Residencial Hispaniola" which is an excellent product and one we are happy to promote on DR1.

I do not see any problems with this product having a sticky, after all, it is DR1's clients and also it is the best residential community on the north coast. However, if you are going to put it for everybody to see, you should also make it clear to your readers that the prices stated do not include the price of the land. If you click on each one you are taken to the particular module that Hispaniola offers, and although there is a small amount of text regarding the land, it should be made clearer to readers. Lots in phase three are priced at $55 per square meters and the smallest lot available was approximately 800m2 making it an extra $44,000 on top of the construction price.
This is one of the fastest selling developments on the north coast, and anybody that has been there will agree that they did a great job.
For the record, I am in no way affiliated with Hispaniola. I am a real estate agent and just like all agencies in the Sosua/Cabarete area, we all have the Residencia Hispaniola listed.

:surprisedUnless things have changed the basic lot was included in purchase price of house (800sq meters) you paid more for larger size lots by sq meter. We built the mango configuration and really enjoy it. I think the area is great and will be there in wk. As far as i know nobody esle has built this in the area.
