On another note, how many people have been shot and killed in Juan Dolio in the last week? Month? Year?

Excuse me but will you all please STOP TALKING ABOUT ME!!!! Especially when the information is not true.

Firstly my husband was not then and is not now 'a local cop'.
Secondly if you say 'attempted murder' it sounds like I was targeted. I was not. I interrupted people breaking into my house.
Thirdly, if anyone decided to call the papers it should have been me or my family. We didn't eventhink about it - other things were slightly more important.
The report was on San Pedro radio the next morning so it was already out in the media and the papers decided not to print it.

As to how many people have been shot and killed recently here - the last ex pat was Antonio late last year, there have been a few local murders of Haitians and Dominicans - ususally domestic disputes, a few armed robberies (of ex pats), and some muggings. But nothing major!!!

As I know first is offered the Founders Club ( Punta Pescadora ) the rest will come later during next year ... and during next 10 years ( as planned ) ... it is like Cap Cana - long term construction with various phases ... and it's a good news for San Pedro de Macoris community : it will be creating new jobs and important that they are going to contribute in cleaning up Higuamo river area together with Multi sectoral Coalition for the Conservation of River Higuamo (Coalici?n Multisectorial para la Conservaci?n de la Cuenca del R?o Higuamo )

Honestly by far when it comes to comparing any other place to South Beach in the caribbean San Juan. PR it's night life casinos International hotels and celebrities international Boutiques like Cartier, Loui vuitton, Gucci, Salvatore Etc,, i have travel allot and San Juan its marvelous aiport and Cruise port are the Closest thing to South Beach Miami"

I Have Watched The Development Of All These Supposed Projects On The Juan Dolio Beach Sites. I Have Invested In A Few As Well- Some Quite Behind Their Development Stages To Date. I Own In The Metro Cc As Well. I Am Convinced There Is A Long Term Development Trend In The Area That Is Unstoppable, However, Liquidity Of Properties Will Start To Dry Up As More Units Hit The Market And Speculation Pushed Prices Down From Their Current Levels.
While Developers Will Think The Exact Opposite On Prices, The Market Will Dictate The Real Numbers, And As Properties In The Usa Become More Competitive The Real Pressure On Jd Dr Properties Will Start To Be Felt In The Coming Months.
Long Term- Its A Good Bet In My View- But The Most Critical Aspect To The Development Resides In Secondary Projects- Infrastructure, Services, Medical Facilities And Entertainment. Without These, We Might Be Building White Elephants.

Any comparison of Juan Dolio, Dominican Republic to South Beach, Miami, Florida can only exist in the mind of the seriously confused. The future of Juan Dolio is promising, however quite limited to the socio/eco/political framework within which it resides.

So what is the general concensus? Some are saying prices are dropping and will continue to drop? The numbers dont lie. There are an abundance of condos available and pre-construction popping up everyday. My personal opinion is prices will continue to fall in Juan Dolio.

What has happened over the past year.

I just realized this thread started about one year ago.My only interest in the subject matter is from a professional viewpoint being a real estate investor in the U.S.So much as happened in this year that perhaps what was true a year ago does not apply in Jan 2008. (wow I got the 8 right on the FIRST day)

Perhaps the only way to look at this is:What is your tolerance for speculation and possible loss? What will you really gain from the purchase?
Do you want to buy into a life style (whatever that means to you) or do you really think you are buying in ahead of the curve to something that is being promoted as "South Beach".

First one should take a very hard look at "South Beach" (or southern Fl. as I think this is what we are referring to.) About 3 years ago I made a one week trip to the area to explore the possiblilities of buying "pre-construction". How thousand of investors could not see how the whole thing could collape is beyond me. I walked away from there after one week saying--well it was a nice week of sun and surf and I just saved $200,000-$300,000. Now one has the opportunity to buy these condos at severely discounted prices with all ammenties in place. All infrastruture in place.In a first world country for less than one can buy in JD.

I don't own in FL. and I have not been to JD in two years so I have no axe to grind, I am simply saying that the thought process here on the decision to buy or not to buy should not be too hard. Want to buy a JD lifestyle?
Go for it. Want to make a ton of money? Re-think your plan and look at world wide opportunties. Research the credit crunch in the U.S. and see if there are better opportunties there. (yes-many).

I am going to Juan Dolio second week of Jan. and I am anxious to see what's going on there in these projects.
When I return perhaps I will report here on this board with a more informed viewpoint but for now these are my 2 cents of advise.

In addition, he informed that two Marinas in the area will be constructed, and the one between Juan Dolio and the Hig?ano river, which will attract a greater number of tourists of high consumption. Jim?nez offered the details during the Breakfast of DAILY newspaper LIST?N Diario... Jim?nez announced that in this period of government the construction of towers of up to 15 and 20 floors will be authorized in Juan Dolio. Nevertheless, it informed that they have unified the development norms, and consequently, buildings one next to the other will not be able to be constructed. It indicated that there will be a minimum of meters to allow people to walk by the inner streets, to see the sea and the gardens of the area. ?They will not settle down more density of 400 rooms by hectare, if it is allowed: for example a rate of minimum occupying of terrain for projects would be a 40 percent of development, in that case would allow the construction of 10 floors?, explained the secretary of Tourism. It showed that when the rate of occupying of terrain is 30 percent will be equivalent to 15 floors, and that when it has a rate of 25 percent will have 20 floors. The new projects that would be developed in the zone will be of between 10 and 20 floors.
