i did not say WIN with nature, did i? the question was about FIGHTING it...

i know those projects are costly and need to be repeated but they exist.

as far as building too close to the shore, yeah, dumb, agreed. but it's their money to waste.

But it's everyone's 60 meters to protect..or is it?

Pounding in sheet pile is the go to solution but costs beaucoup bucks.

Piling is effective but pretty ugly stuff. Hey, it could be an improvement for that place.

It does look like some type of commercial operation. Looks like 9 or 10 units facing the water to rent out. Septic tank 6 feet from the pool, nice.

Well, if we're lucky, none of the folks associated with the project have ever heard of sheet piling, and they'll just let mother nature take care of the problem, lol.

No No No :)

Today's DR1 News:

No, no to Casa del Roc?n
The Ministry of Environment has imposed a fine of 10 minimum wages on Russian citizen Pavel Tevnovoy for building within the 60-meter beachfront in Cabarete without authorization. As reported, Tevnovoy built a septic tank within the 60 meters, a swimming pool and a fence as part of his 1,250 square meter property. The Ministry of Environment has announced the closure of the septic tank, the pool and the fence, to restore the area to its previous state as part of the 60-meter beach zone.

The property is on the road to Playa Encuentro, west of Cabarete Beach.

Construction of the house, which begun in 2014 has met with opposition from regional organizations given the violation of zoning rulings for the area. The owner received the go-ahead from Gabriel Antonio Mora in 2012, when he was director of the Cabarete district board.

...Also known as Canoa. Might have guessed his sticky fingers were involved with this.

Don't worry, nature (the sea) will knock down this monstrosity within a few years.

It looks like the house might be back far enough. But he will need to buy some property next door to put the septic back in. The owners hands certainly aren't clean in this, and the fine is almost nothing, but he does still have a problem if he wants a pool and septic.

They'll probably sneak the pool back in later but tighter to the house. It will be interesting to watch. I gotta take a ride out there.

Here's the thing. The underground water level where the house is located is influenced by the rise and fall of the tide. If a proper geophysical survey wasn't conducted at the site and a suitable foundation/footing wasn't installed, then it's only a matter of time before settling occurs. Armour stone and a sea curtain wall would stop or slow the settling process. Expensive and their installation will create erosion impacts along the lower or upper part of the beach which will affect his neighbours. They should have kept the original natural berm in place.*

There is no way that building is 60 meters (200') from the ocean. Hopefully it will wash away. In Uvero Alto there are 2 big houses that don't meet any bodies version of code. One is already pretty much in the water but I am told that the *Excellence Del Carmen has approval to rebuild it as a beach restaurant.*
The other one is a 18 bedroom boutique hotel that is virtually next door to the marines and is about 20 meters from the water. I think the odd tip or 2 was paid on this one.
