There are some people who just seem to attract a constant barrage of negativity. I have experienced it myself and it doesn't seem to have any logical foundation, but it exists. It is best to access the history of a person and make a determination based on their past experiences. It may seem cold, but in the end, it could be helpful to both of you. I wish the best for everyone, but not at my expense. I have learned from past experience that I can not change this type of "luck" for anyone and I need to move on.
