Let's see if she re-implements this (good) street closure plan now, even for weekends... !? (no excuses now)

If a Majority of the businesses on the strip want it, and it was a good plan, and the good Mayor has full support now, what would keep her from Re Implementing the closing of the street . Seems like it would make everyone Happy , No ?
Or is the good mayor on to some Other Plan now ?

So . . . - the gates at both ends are still there for closing the street, just need an order to lower them !?

But it never happens, rich guys don't want to walk 50m in the heat or leave their expensive cars out of site... lol

Okay, lets see when it will be implemented now, 4 years to go... !

Ilana was just re-elected only three weeks ago.

I consider myself an educated person but trying to speak intelligently about Sos?a politics presents a unique challenge.

What I can tell you is this, that sooner or later, that section of Pedro Clisante will be closed again to vehicular traffic in the evenings.

It might not be in the next few weeks, but it will be closed again.

One disclaimer, I have plenty of contacts and way more local knowledge than I want, but I have no influence. Just my opinion.

The thing I don't understand is, everyone is complaining, but there is lots of newly developed commercial real estate:

- Right of Supermercado Sosua (where Todo Carne is)
- Camino del Libre
- at the street of Super Pola (the concept still puzzles me)


I heard that opposite of Baileys the owner also wants to put a plaza. Lot's of space for shops.

Or is there to much money from agriculture to invest?

Yes there are lots of new developments going on, however the new retails spaces are about 90% empty. The mall where todo carne is has 2 tenants, 1 already closed up. The new retails space behind the Texaco has 3-4 tenants and 1 of the salons has closed up. The renovated plaza next to EPS has lost its 3 upstairs tenants. So they can build all they want, but they need to be rented to be make money.

To be fair, most landlords base their rents on high season business. You've three months for profit, three months before and after treading water and three months holding your breath on a good year. The wannabees jack up the rents and anyone who does the footwork and has experience walks away. A Dominican will sit on a vacant storefront for over a year bc they know someone will pay their price eventually, at least for four months! I wouldn't do a storefront in Sosua now even if the rent was free.

Weather or not there rented is not important. More times than not these plaza's are built to legitimize the developer's income....comprende.

No smart business man wants to lose money.....entiende?

....but some may have considerable cash that has undocumented origins that they're willing to take some losses to get documented. In that case a business that otherwise loses money might have this cash pass through it's books and emerge with clean provenance.

Because only in the DR does a developers plaza that has no renters, shows and legitimizes income!? Look Papa i have this building that i rent out, thats where i make all this money. But mi tigre hijo, your building has been empty with no renters!:squareeye:confused::confused::confused:

the less someone understands, the more sarcastic his comments.

typically in such a situation there is more than one country involved. it's rather tough for the (eg) russian tax authorities to check the occupancy status of a building here. As long as the local tax records are fine (which I'd guess is rather easy here), it's perfectly clean income in the residence country.

Especially regarding the Politics and how things really work.. I hope he sticks around for a long time.

It seems Sos?a has gained the attention of quite a few people since the incident in front of "La Roca".

There will be some changes coming to Sos?a soon.
