I just read that the Connections Villa/Condo development in Cabarete is selling well. The 20+ villa lots are sold out & starting construction. Over 20% of the 76 condos are now pre-sold before construction begins. I like the 5 minute walk to cool Encuentro Beach. With Casa Linda's reputation behind it, it's hard to see how it couldn't be successful. It's on a nice stretch of the highway too. The "inclusive" sales vibe is unique to much of the Caribbean. Perhaps, it's inclusive for anyone who can pony up the money.

I know several people that live in some of Casa Linda's previous phases up the road where they started.

I don't think they are scammers. They don't sell timeshares, they sell real estate that you own and have their own fee structures for infrastructure support. I imagine the Encuentro development is similar to other projects they have done.

As far as how many pre-sales for Encuentro, etc, where was this posted?

The newest phase in Casa Linda Sosua,Phase 10,which is across the street from Phase 9 has sold out before they even stuck a shovel in the ground,45 villas. Love them or hate them, their business model is successful, very successful.

And Casa Linda is just one of the vendors selling villas a condos, albeit perhaps the largest over all in this area. I think SOV is sold out. A large project is being laid out on the way into the city of Puerto Plata. And there are quite a few other projects you won't see if you don't look. Plantation has more than one phase. There is another development near Plantation's first phase on the other side of the main highway, etc..

Yes, there are "Big" changes on the north coast where the Expat population is growing and filling the vacuum of fewer tourists. That said, our apartments have been full until now over this winter, but that was primarily because of CV19 and people escaping pandemic restrictions in the US, EU and Canada.

This guy even bought a house in Casa Linda and describes those very changes:

Yes, you could be forgiven for thinking that windeguy has some connection with the guy who makes these videos.
I met Danny who makes those videos once. That is my "connection". I used his video because it demonstrates what is happening on the north coast. That is the only reason.

Shame all those businesses are gonna wiped off the beach at some point in the not to distant future. I wonder if the people moving down here are aware of this?
Who knows, perhaps their presence will postpone it.

What's interesting is seeing some of the expats who have businesses on the beach trying to sell them without mentioning what's coming.

Wonder how many people who buy in Casa Linda know about “the dog lady“? Isn’t Connections being marketed to the LGBT community? Notice the rainbow...

If "the dog lady" is responsible for the barking dogs heard in Casa Linda/Sousa, it probably won't be an issue at Connections which is several miles away in Cabarete. Connections' YouTube marketing seems implicitly & even explicitly aimed at the LGBT community & those who generally prefer to live in a socially diverse environment. Along with the developer's reputation, the condo ocean views & the 10 minute walk to Encuentro Beach are probably amongst the biggest attractions.

Actually they have sold all the lots in both phases 10 and 11 which comprises of 84 lots before sticking a shovel in the ground. However, 5 villas have now started construction in phase 10. Phase 12 will be coming soon and there are already dozens of people that have put holds on lots in phase 12 even though it has not been determined exactly where phase 12 will be although this will be finalized very soon. And this information does not come from a 'source'...I am part of the senior management at Casa Linda. I am not advertising Casa Linda, I am just informing everyone what is going on. We continue to develop and continue to provide employment for 100's of people, both directly and indirectly. Anyone wants any more info please contact me privately, I am not going to advertise our product on this page. Have a great day!

He has a special connection with anyone who says nice things about Cabarete and bad things about Sosua and Santo Domingo.

Most of the business on the beach were already removed when the government took back the public access land that developers had tried to block public access to. There are only a few business left because of the space available to them behind the 60 meter mark for public land

Danny says nice things about Sosua, or did you miss that? He even has a business on Sosua Beach. Kinda fails to support your point, eh?

Now back to the thread. The latest Casa Linda development near Encuentro, is not a threat to the remaining beach vendors there.
The land for the development is visible from the main highway, not directly adjacent to the beach vendors. Who they market to or not, is
their business. I know a couple with a three year old child that purchased there.
