The condos I looked at were not new developments, just resales. People that want oceanfront (new), some are willing to pay that price. I think of what my brother paid for his place in Cap Cana. At the time I thought the price was rather high, now not so much.Try

“ 2 Canadian friends were in serious moto accidents and two American friends were killed”Even if Canadians are big tippers they are generous in other ways, sharing dinners, helping charities and most importantly they care for animals and take a lot of abandoned dogs to Canada or make space to welcome them into their homes in DR.
So I don't see them as a detriment to DR. Certainly they are a benefit.
Cabarete's problems are that the highway runs through the town.
But they need to stay off motos. 2 Canadian friends were in serious moto accidents and two American friends were killed.

I have to admit, Canadians are great in terms of expats. My Canadian friends from Puerto Puta on down to Cab are great. It's my experience that the damage is done by the Germans and French, aiming for little kids with their shopping carts in Janets. Poor hygiene too.I can see it now. Has a chat yesterday with a retired lady who happened to be visiting the same lady I was visiting In the hospital. Last winter she paid $4800 Canadian per month for her 3 bed Florida condo rental and $2500 Canadian a month for her car rental. About $5300 in US currency. Imagine what you could live in and drive in the DR for that kind of money. No wonder Canadians and others are leaving Florida in droves and heading to Mexico and some of the Caribbean islands.
Much appreciated EHM. I’ve had the opportunity to meet expats from many countries in the DR. Most were interesting and agreeable. Some brought their problems with them. Some were very critical of DR culture and I quickly learned to turn a deaf ear to them. The marina in Luperon was a big draw for me. A chance to meet people who sailed in from all over the world and had amazing stories to tell. Even the old guys who sailed in there and never left. They had a type of sailor’s wisdom that I admired. I don’t think it was ever an issue. Personally I wish we had the options the American and British have, their own islands. It would make life much simpler for us. We came close when the Turks and Caicos twice requested to become part of Canada. It would have given us a place where our currency would be at par, easy access to medical assistance, and a simple visa system for extended stays. Many of my fellow Canadian Veterans have opted for Panama or Costa Rico. Mainly because of the ease of getting Visa....etc.I don’t think it was ever an issue. Personally I wish we had the options the American and British have, their own islands. It would make life much simpler for us. We came close when the Turks and Caicos twice requested to become part of Canada. It would have given us a place where our currency would be at par, easy access to medical assistance, and a simple visa system for extended stays. They would have been busting at the seams with Canadians from December to May.
I keep harping on about the need for the DR government to make the process easier for six month visas. I see the benefit of that, especially now with more Canadians looking for property in warmer climates.
A snowbird visa for people from tourist card countries is so far down the list that it's not even on the list.
