Abnb hosting been a struggle recently

I guess this neighbor has had his share of frequent rbnb parties and decided to react immediately at anything that looks like it.
Most neighbors hate rbnb rentals next to them. What may be a rare holiday/party for the renter is often a daily annoyance for a neighbor..
Yep, I suspect this is what happened. Good to note is that this villa is no longer on Airbnb (I think), as at the time, it was being sold.

Its bit odd & unfair for those neighbors to react in that manner with those request considering time & day besides it’s a freaking kids party. Would sorta give em a pass for the music I guess but lowering voices while celebrating child’s 2 bday I’d has issues with someone make that request.
For the music, I'm not familiar with Decibel scale that well, but please note that my wife in particular and our younger kid (the one who's birthday it was) have really sensible ears. So it was not your typical loud music, you could even have a conversation over it without raising your voice. I mean, yes, there was music but imagine a bunch of kids near the loudspeaker, we could really not have it loud...

I agree 💯 with you it wasn’t okay for the neighbors to make those request. It’s really unfortunate for you to go through that experience on your child’s 2nd birthday party celebration. Examples like yours and many more is making it difficult to have the confidence on utilizing Airbnb to book vacas especially with the family.

My listing is an apt on a 12th fl. building & there been plenty of times I’ve gone through bad experiences myself including during times I’ve stayed there coping with the heavy smell of marijuana in the hallways & inside my half bath every so often. That smell penetrated through the ceiling vent in the bathroom. I’ve spoken to security regarding that matter every time it’s occurred to no avail.

I just can't imagine renting an apartment from some guy to save 17 dollars a night. Who cleans and sanitizes the place?. Who washes the towels.

If you’re referring to me I have a company who cleans and sanitizes the apt. when I’m not there obviously I block off the availability dates. Im not cutting corners to save a few dollars. Airbnb is extra income when the apt is empty

Same difference regarding cleanliness if it’s an Airbnb or a hotel. Personally im a huge germaphobe don’t mess around with thorough cleanings & til today cleaning crew has done a great job when it’s booked can’t complain. Have a few sets of sheets locked in a cabinet which I use whenever I’m there

Hotels have a trained staff with the appropriate supplies. Is it not the concept of these type of customers are looking to save a few pesos. As a business traveler I just can't imagine checking into an apartment while Rose Maria is deep frying fish next door and hanging her imitation LV jeans off the balcony.

An extremely exaggerated example you won’t find Rose Maria deep frying fish in the complex im referring to lol ..but otherwise I get your point & preference

The balcony is what makes me prefer Airbnb.

And you feel the NET value of all the negatives you present in this post outweigh the positive of having income from your personal residence?
Everybody has their own ideas as to govern their lives as all I can say.((And not in a snarky way...it's your property and as such do what makes you happy.)

Just stating few experiences I’ve personally been through. Are plenty of positive experiences as well & not meaning to come across as a Debbie downer just realizing your point sir which is well taken & understood

Exactly this. People are sold the dream of buying a vacation home here and when they're not around they can AirBnB it. Nobody mentions the constant maintenance that is required for properties here, the weather does so much damage to structures, the electricity spikes, Dominican workmen never work well unless supervised etc. etc.


Nailed It! Everybody and their mother has the same business plan when buying a vacation property.. "Oh I'll just airbnb it... like its so easy. Not to mention many try to airbnb it during the low season...because they want to be their property during the most profitable times of the year.

If you check airbnb analytics software it will tell show you the areas with huge inventory of properties and avg prices for 1,2,3 bedrom, occupancy rates etc. But 99% will never research before they buy. Just hope and pray. Then they realize they are 1 of 3000 listings for $65 a night.

Most owners are abroad which adds more fuel to the dumpster fire.

Never realize if it easy for you to do it, it's easy for 1 million other people to do it.

Baby, I may not be as racy as I was in my younger years, but I am still not quite so boring to have compiled a spreadsheet listing all the places that don't accept Amex in Dominican Republic. Please shoot me if I ever get that tedious.

A friend forwarded this to me today. From the UK they are offering a week in an all-inclusive for £560 per person INCLUDING A 9.5 HOUR RETURN FLIGHT. (Yes I know it's Whala, but honestly they are not terrible). So, under $100 per person per night including the flights. You can book this locally for about $60 per person per night. I have worked in hotels in DR for a number of years, I can tell you the math simply doesn't stack up to offering AI at these prices, not with current food costs, electricity costs and wage costs, plus the commission you have to pay to an agency.

Who is going to pay $100 a night to stay in an Airbnb when they can pay $120 a night and have all their food, all their drinks and all their entertainment included? And these deals aren't only in September, I've booked for 3 nights in an AI in December at $65 per person per night.

Hopefully this comes to fruition & airbnb gets regulated asap

I really don't understand what is taking them so long. Paola Rainieri has been going on about this for years now, Collado has mentioned it many times, the MITUR website has a section for AirBnB to register to apply for their licence. All of the powerful families like the Rainieris, the Vicinis and yes our own president himself are up to their necks in the hotel industry. I just don't get what the delay is with bringing the need for AirBnB's to register and pay tax.

As far as I have seen (have you seen otherwise?), the same thing is valid for Airbnbs...

You do realize you have Airbnb:s available in different price categories, no? Or have you actually witnessed something like this happening in a higher-end residential building?
