Is La Mulata 2,3 a safe place to buy a seasonal vacation house?

I have done my research, it has left me right where I started, I have mix feeling about the area. Realtors tells me it's quiet area ,but I have found a small history of crime. Can anyone give me better information if it's worth buying there ? Or a gated community is the only safe choice ?

Have you been there? I would never believe a realtor. Can you find an AirBnB to stay at?

What Nan said above, I echo. Regardless of the location, never believe real-estate people, do your own due diligence. Speak with neighbors etc. Visit the location at night. I don't think someone trying to sell you a property would say that please don't buy, it's not safe for you here, but the neighbors will say this.

I would personally hesitate if without real-estate people's advise you have no information you can rely on... But that's just me...

If you believe a real estate person trying to sell I have a bridge for sale also. Spend time there first. I lived in La Mulata and ended up killing a guy that attacked me with a machete. But that was a long time ago..........

La Mulata is way up the hill. I visited a condo complex there and thought it was too far up. Definitely, need a car or motorcycle. Some people like it but I heard too many stories of thefts and drama. I would go gated community or have iron on windows and a security system if La Mulata. Do a search here on La Mulata

I completely agree with what you are saying, there are real estate agents out there that just don't care. However, there are some out there that do think about their clients. I used to work in real estate on the north coast but as I had a conscience I was very careful about where I would show and list properties. Many years ago I sold a commercial lot in Cabarete and the owner was living on the lot in a small house. He asked me to find him a villa in a nice location and I showed him many different areas, but avoided some, including Costa Azul. He asked me about Costa Azul and I told him that I had lived three for 3 years and although nothing ever happened to us, most of the neighbor's had been broken into (this was 15 years ago when it was quite rough there, I hear that it is different there now). I told him that I would not take him to locations where there is a known safety issue. After spending a couple of days looking at properties he said that he would get back to me. A few days later he said that he was taken to Costa Azul by another real estate agency and had made an offer. I wished him well and gave him some advice as to what he should do to protect himself and his property and to make sure he had a good inverter or generator as the power was terrible there. I did not see him for many months then he came up to me in the supermarket and said that he desperately wants to sell his villa. I asked him why and he said that his dogs had been poisoned, he and his girlfriend had been robbed at gunpoint and the robbers pistol whipped him. They were robbed at gunpoint not twice and then on another occasion his generator had been stolen! I reminded him that I would not take him there due to the safety issues and told him that he should not consider buying there. He asked me to list his villa for sale and I refused....and he got angry! I told him to contact the agent that sold him the villa and list it with him. I think it took him about 8 years to sell his villa. Karma is a bitch! P.S. thankfully the dogs recovered

Myself and my wife have lived in the upper part of La Mulata 2 for 4 years, no issues. We have dogs and a fenced yard, we feel secure all the time. Like all areas on the North Coast, Mulata had issues in the past, these days it is peaceful and as safe as any area.

"A seasonal vacation house". One that will be left vacant for months at a time? Probably not a good idea in a wide open Dominican neighborhood such as this one. Parts of La Mulata can be quite noisy on and around the weekends and holidays - short term vacation rental properties mostly.

It depends La Mulata is like a city of it’s own… La mulata 1. La Mulata 2 La Mulata 3 3 is up top of LaMulata

In La Mulata, like many other non-gated communities, the houses all all have iron bars on their windows and doors, the houses are surrounded by cyclone fences with barbed wire or concertina wire or high walls with broken glass shards on top. Most owners have a couple Rottweilers or other big dogs. Ask yourself why.

I know people who live in La Mulata & love it. It is a big, beautiful, estate-like property for a fraction of the cost of what the better gated communities in the area offer. For me, that there are bars on all of the windows would be the deal breaker. You can't wish away the safety factor.

You are absolutely right, obviously there are good ones out there as well. My only point was that depending on what kind of a person the agent seems to be, just not go blindly after what they are selling. I liked your example with karma...

thanks , yeah I'm not trying to go through that even thought, I'm only 36 and I could defend myself pretty good I believe. I just liked the liberty of tearing down walls and doing some DIY construction
projects. I know asked c
Casa Linda and they told me I have to get a bunch on permissions ( board members, neighbors approval etc. ) NO fun. just like living in Miami.

I would 100% rent before buying anywhere. You need to get a feel for the neighbors and issues like electricity, water, security etc. Anywhere which allows AirBnB is going to have potential noise issues from parties, there are quite a few developments these days which don't allow AirBnB and I'd strongly recommend that you try for one of these.

yeah I'm not a fan of the iron windows, I bought an apt in Santiago in 2015 and the first mod I did was to remove those windows with the bar. I thought it wouldn't change my security sense I'm in a 6th floor.

correct it will be left alone for a few months out of the year. yeah I think I'm scratching it off the list

If you want to do that there are only two options. First of course a secured walled off complex which there are many you could leave for months and come back just as you left it. Or you would need someone capable living there when you are gone. There are NO other options...........
