The owner is the Govt. The Dept is Paliza.
It is scheduled to be 17 floors towering well over the beach plus a parking garage (About 200' high)
It will have to be lit on top with red lights (if not flashing white in the day) because of its height in line with the airport runway
About 3,000 people.
And all this sewerage will be dumping into a septic system above Sosua Beach.

Hepatitis anyone ?

I guess high rises are Santo Domingo's answer to everything. (or how to ruin tourism in a quaint beach town)
Maybe Sosua needs to initiate a limit of floors like Punta Cana ? Unless someone is laundering money there is no need to this big a building a la Juan Dolio
I say 4 floors is all the beach town should permit

Everybody here had the opportunity to buy it and preserve the beach shacks as is. Nobody opened their wallet, did they?

And that nice new sidewalk for Caribe Tours passengers has been destroyed from trucks and equipment rolling over it

One or two story villas are one think 17-18 floors of Condos and entirely uglier proposition

That is very sad then.....turning Sosua into something different.
Last year I remember I saw the Deslinde Notice and it was made by "Cerros de Sosua SRL" of the Heded family....some locals told me that the vice-president or his family (as you seem to confirm) was involved too in the project...if that is the case then they will build whatever they want. I am surprised this is not drawing attention of the people form Sosua yet.....it is happening really fast and nobody seem to care. .....all the attention is about the shops on the beach while the big deal is right behind the beach and in plain sight without a word or a opinion heard from the local community.

the owners of this property are not the same of the property next to the beach, different owners and different plans, I do not think a pedestrian overpass will ever be made.....I wonder how they will deal with the surface runoff from the top of the hill right in the middle of this development ....not to mention seawage (this is not a small house with a small septic tank, it looks like a big development).....

Have you seen the plans?

No need for alarm, it will be an engineered septic system. Do you know where all the beach sewage goes now?? Take a stroll out behind the beach vendor shacks. But you should wear boots. And a covering over your mouth.

Do you have a vendor shack on the breach?

Anythings possible.

But the logistics of putting high rises there is a lot more difficult then villas. Much easier to put a bunch of flat building pads for villas with roads winding between them. A high rise would require a huge flat building site for parking, septic system, outbuildings, etc. And they would need a huge retaining wall to make that happen - which takes up a lot of the building area by itself.

Not going to do a layout like that with only 15K meters. High rise sounds like the only way to go.

It may be impossible to get a height ordinance for the entire town from vity hall, but it csn be done at different neighborhoods if the neighborhood committee gets together and impose a neighborhood ordinance. It can also prohibit the construction of businesses in residential areas.

It might be too late to stop this particular project.

A high rise offers nice views for apartment owners/renters, in this case of the coast, Sosúa town and possibly sunrise and sunset views.You're basically increasing the amount of those views from one spot by building up.

The details of this project isn't known. Due to some issues of airb&b in Santo Domingo (basically visitors mainly from the USA making a mess of the apartments they rent and of the social areas/pools - plus, some resident families were not to pleased that their kids would go to the building's pool and there are guys that can't speak Spanish and they never seen before surrounded with chicas in bikinis doing not so family friendly things and lots of empty beer bottles everywhere, etc), many residential high rises no longer allow airb&b. The residents got together and complained loud enough to have management impose this restriction. Now some buildings are being built that will be airb&b from top to bottom and not permanent residential, and the property will be managed like a hotel except it will have apartments owned by other people and rent it as an airb&b.

There is a small chance this could be an entirely airb&b project for Sosúa.

There are very nice apartments just down the road in Playa Dorada that don't have any of those problems. It comes down to good management. And it doesn't matter if the renters come from airbnb, vrbo, homeaway, craigslist, fb or where ever. Good rules and good management are key.

Part of the problem was that homeowners got into it when they didn't know the first thing about the rental business. but places like airbnb made it easy to be a landlord. It caused a lot of problems, a lot of property damage, a lot of angry neighbors.

Turn to Mexico and see what happens when over-development ruins tourist destinations and they no longer come.

Turn to Mexico and see what happens when over-development ruins tourist destinations and they no longer come.
The change of focus from tourism to residents (many of whom are expats) has been under way since Punta Cana took over the tourism business. The development in this thread is just one more example. Take a drive from Sosua to Puerto Plata and see several more of these new developments under way. There were a couple more sites being graded than I noticed just a week ago on that trip to Puerto Plata city. An owner in the new Encuentro Casa Linda development told me that almost all of the sites were sold. Work is well under way there now. The bulk of tourists stopped coming to the north coast years ago.

I for one am glad to hear that. I really like PP and not too enthralled with the commercialism in PC. I just hate to see anyone lose their business.

Few of the ones you mention have expats interested. They will be mainly locals.
If the bulk of tourists stopped coming you better tell that to the tourism board who reported record numbers into POP
