Didnt really help answering my question but I guess you really like and you are proud of LT :)

Punta Cana is centred round massive self contained all inclusive hotels.

Apartments to let are generally set 2-5km from the beach and motor transport is desirable.

Meaning that if I find a location in Bavaro with direct access to the beach, it is a winner?

I saw very nice apartments that state there is more than 25kms of beach in Punta Cana / Bavaro, right in front of the apartment complex. The price was if I remember well 700$ per month (if taken for 30 days only, therefore possibly much cheaper if taken for a longer period).

That is why I was curious about Punta Cana given this atractive apartment / condo with pool directly overlooking the beach - 50 metres from the beach.

Google earth it. Also be careful for fraud.
If it looks too cheap.....

It could be next to a disco going on till 4 in the morning.

Be aware that of the 25 km of beaches many km are effectively private. You can walk miles along the shoreline to access aand argue with the guards. The beaches 'belong' to the all inclusives - some will let you in for 50 dollars + a day.

Punta Cana apartments

Yes there are stretches of Punta Cana beach where there is no convenient public access but there are also several public access points
see the maps here (red beach umbrella = public beach access)

It's right to be careful of any condos close to Barcelo Dominican Beach Hotel - its outside nightclub can be noisy for some apartments.
Anything in Cocotal will require transport to the beach and shops.

Los Corales and Cortecito are good locations with public beach access near to decent small supermarket, laundry service, pharmacy, restaurants, bars etc. Food shopping is more expensive in Punta Cana than the rest of the island but if you are creative it is not too bad.
Punta Cana is also a safe area, the beaches are stunning and it is very, very rare that the power goes out (no need for a backup generator). :D
