Las Terrenas

Hi:

I will second the vote for Las Terrenas. I live here part of the year. There are approximately 5000 French, also many Itlalians, Germans, Swiss, Candadians, Americans and British ex-pats, along with Dominicans and Haitians. So, as you can see there is a heavy European influence in this small community. French, Spanish and English are spoken around town. You will finds products and services available here that you won't find in other parts the DR. Oh, and did I mention the beaches? Probably the most beautiful beaches in the country. The town of Las Terrenas is rimmed by one continuous beach. This a laid back beach town with a melding of European and Dominican cultures. If you want any additional info on cost of living or photos of the area send me a private message and I can supply this for you.

Seems like Las Terrenas is the best place for me to go :)

Any other suggestions based on where you live or would like to live?

Hi Yanandu,

Can you please tell me where to find long term apartment rental listings for the Las Terrenas area. I googled "LT7" as referenced in your post, but was not able to find rental listings. Thank you very much for your assistance.

I think the reason why you do not find too many long term listings is that the law is quite protective of the tennant. The landlord wants to get to know you first and check on various things before entering a contract - e.g. obseve you in the environment. Many of the annoucements are low key or word of mouth.
Americans I have known stay at places like
Hotel Piedra Marron in Las Terrenas auf der Habinsel Samana
approx 360 dollars a month including internet for two people while they look round. 5 minutes walk from the beach in tourist area with reasonable price restaurants -e.g. 90 pesos for spaghetti at German restaurant.
No-one wants a 'tennant from hell'.
Out of town places like:
Welcome
Remember its not like North America - you will spend time under the sunshade on the beach or take a cooler full of goodies to a lovely spot. All year round! A small place secure and comfortable is preferable to a mansion - a lot of people make the mistake and go for the mansion!

Thanks for the link!

I do not find much of apartments / houses near the beach but it gives me quite a good idea of the prices.

I guess I really have to get to the place and look for it while there, preferably arrive in the low season I guess...

Yes, that in my opinion would be best - a nice secure guarded place short term perhaps 2- 4 weeks initially - get bank set up etc, decide you really like it and negociate for a longer tenancy for somewhere better suited.
Arriving in low season you will have better choice.
Yanandu.

Hi,

I think I am pretty much convinced about the place :)

Just for information in order to picture the prices in the high end range, how much would be a monthly rent for a place similar to this one:

Apartment for rent Las Terrenas, Samana, Dominican Republic, Hotel Albachiara | SAMANOA

or this one:

La Palmeraie, Apart-Hotel, apartments for rent Las Terrenas, Samana, Dominican Republic | SAMANOA

We would be talking about a rental agreement for 4+ months for a 1 (max. 2) bedroom apartment.

How much would be a monthly rent for this kind of place?

I think that I posted this already... but here is a comparable to the ones that yuou posted.. just off the main street by the beach

this will give you a comparable..

Prices - Las palmas al mar - Las Terrenas, Dominican republic. All villas come with a fully equipped kitchen, cable TV and DSL Internet connection.
you may well be able to get it for a lot less since there has been a lot of building in LT in the last few years...

as to the others, why not email and find out and let us all know?

Hi,

2000$ per month.... This is more expensive than a private beahchouse with pool in Portugal.

I was not expecting such prices for the medium end but defenitively now I have a concrete idea of the price ranges.

Therefore its possible to get a normal confortable place from 400$ to a nice almost medium-luxury place for 2000$ a month.

You have to actually go there to find out,. find out if the places quoted at the low end are indeed "comfortable" for you.. or if you can get a better rate by applying in person,,,,

LT is the most expensive town in the DR, you may do much better in Sosua.... or Punta Cana... or Cabarete.

Most of the new construction is built for the high end... and there is a lot of it.. but if you show up with cash in hand, you may indeed get a better deal.

It should be better organized, I think, for the snowbirds who want to come for three or four months.. But everyone just keeps dreaming of the folks who will spend $250 a night... so that just one weekend rental will bring more than a month's modest rent..

Yes, it probably is more than Portugal.. Portugal still has winter, right?

Thank you for the tips.

Indeed in Portugal we do have winters and some cold temperatures (sometimes it gets close to zero celcius in Lisbon). The summers are warm and very nice though :)

I did not know that LT was the most expensive part of the country, I thought it was Punta Cana given its highly known touristic name. I am defenitively learning a lot with you guys :)

I will keep enquiring apartments I see online and request quotes for 1 month.

Do you have any idea of the name of those luxury developments in LT that I could contact in order to get the quotes for their monthly rent?

I was reading my posts in this forum and I was wondering why nobody advised Punta Cana / Bavaro ?

It seems rents are more affordable there than in LT and I have read a lot about their never ending beaches.

What is it that would turn us off given our profile?

look for Don Cesar in Las Terrenas. Beachfront gated community, walking distance from everything and good prices for longterm.
