Why did the Russian,s buy the cafe mio and then close it down? It was a great place. Doesn't,t make any sense. The staff were great also.

To launder money? They had a pile of it to get rid of and didn't need anymore Hummers I guess.

Is Hotel Encuentro the very large abandoned building near Encuentro Beach in Cabarete or is it the abandoned building on the south side of the main highway in Sosua??

The Hotel Encuentro I'm referring to was across from the Playa Chiquita casino. When it was up and running it was managed by the same company that was running Casa Marina at the time. It was one of the nicer hotels and usually busy. Proximity to Playa Chiquita casino, which at the time was always busy and well run, helped.

Actually it's already happened. And it's been that way for at least the 10+ years I'm familiar with. But as opposed to being the quality of the Las Vegas Strip (think "Bellagio"), it's more Freemont Street (think "El Cortez").

If anyone sees that La Roca has been dealt with, please let us know. To have a wreck like that right at the entrance to the beach is (was?) not good for the town.
It was a great place in its time, but that was quite awhile ago.

A while ago someone had the great idea to close Pedro Clisante to traffic in the evenings and for a while it was a pleasure to sit at tables in the street, unmolested by moto-conchos doing wheelies the wrong way at 100 miles an hour. Very tourist friendly. But like many great ideas here it was soon abandoned.

I agree, there is so much competition in the Caribbean and whether people like it or not, Sosua does have a USP. USP is good.

Problem is, everything is shabby here, it's not pleasant to walk around, ... that does not attract the demographics who is desirable.

Sosua will not ever become a 'relevant' vacation spot again, competition is too tough and Sosua has nothing to offer (the beaches are not particularly great, the weather is **** - especially in the main season), Cabarete has much more to offer (and they cater already to a more desirable demographics).

But it is what it is. Pride is in the way of business here.

they both have the same weather (including Puerto Plata, so basically everything north of the mountain), but Punta Cana is different, take a look at the chart (watch the axis)

I said that Cabarete has a different demographics, not weather.

I have to agree with Xavier, the way you wrote does not elude to that:

Sosua has nothing to offer (the beaches are not particularly great, the weather is **** - especially in the main season), Cabarete has much more to offer

Cabarete is always windy, and the Surf is always Rough, with a big Undertow, almost dangerous at time..
That is a completely different experience from Sosua Beach with its normally tranquil COVE like beach..

Its not even a fair Comparison. totally different experiences
Demographics are totally different for many reasons, but this is definitely one of the major ones.

What weather are you guys even talking about ? Unless you meant Wind Direction as it pertains to how it hits the Shoreline. ?

No, it's pretty much the same. I prefer the overall scene in Cabarete to Sosua, but the weather and climate are the same. After all, they're only a few kilos apart, and both on the coast.

They can attract two different groups, but I see surfers in Sosua at night, and non-surfers in Cabarete all the time. Don't get it twisted.

I have also seen surfers in Sosua, but it does not offer up nearly the waves that Cabarete does on a more consistent basis.

I wasn't comparing Sosua to Cabarete, I was comparing the overall NC to other places.

To each his own. I hate Cabarete and its flow. Too many expats that want to change things to the way it is back home. Sosua still offers an old beach town flavour, it offers a town that you can walk around in safely with great markets. I will take Sosua beach any day over Cabarete. Can you even swim safely in Cabarete??? no you can't.

Sosua is better than Cabarete. Better beach, better value for the $.
Problem for Sosua is all the damn traffic, the rentals in road. It is losing the little beach village vibe.

I really thought for a while they would either take it INDOORS, or to the other end of PC, or designate a certain area for it.
But NO.. they decided to try to sweep it under the RUG, pretend it did not even exist... but the Tourists are not that stupid, and know the deal, and still are not coming ,as they predicted & promised.
PC will NEVER be Rows of Tables with Happy Families and Couples DINING Al Fresco o n Langosta & Camarones, with Bottles of Wine on Ice, with Birthday Cakes and songs . ...the whole family with Kids from Indiana

What you WILL have is Nice Brand new Sidewalks, in a Ghost Town with a lot of VENDE signs in the windows.
This is like sterilizing the Golden Goose so she stops laying the eggs.
Too bad Willy lost the Mayoral Race, as slippery as he is he would have fixed that town.

He himself didn't propose ANY plan or direction as to what he was going to do to change Sos?a if he was elected. Perhaps if he actually HAD a "platform" he would have won. Unfortunately for Willy the people supporting him and cheering him on are the same crowd that believes Pedro Clisante is solely responsible for all the revenue that is generated here in Sos?a, myopic to say the least. But let's face it, this group basically has the equivalent genealogy of the kid playing the banjo on the porch in "Deliverance". But I digress.

Don't worry no geese are being sterilized. As far as "Pedro Clisante" itself?? The businesses on this 100 meter section of PC are adjusting to the changes in tourism just fine..

"Pedro Clisante" on a Friday night is PACKED. 51 Fridays a year it is crowded from Rumba to Merengue almost without exception. What you heard is wrong.

In the past six months several NEW business have opened in this area and several have been renovated and are expanding.
Blue Ice is now open and although not packed has a steady crowd and is growing.
Burbon Street Grill opened recently and is very busy almost every night, on the weekend it's packed. It is now probably the busiest restaurant in Sos?a.
The Sabor Dominicano restaurant just opened where the old SPOT lounge was and already has a decent local client base.
Chez Monreal renovated and is now open 24 hours.
Premium Bar & Disco did a complete renovation and has a steady crowd every night and is packed on weekends.
Cafe Cubano has been purchased and renovated, it is now larger, cleaner, brighter and doing better than ever. Soon to have their own private cigar lounge.
The brand new Sunset Plaza behind the old D'Latin Drink is now open and will soon be re-opening the popular "EL FLOW" disco in this plaza.

At least the businesses that are adapting on this part of Pedro Clisante are doing well. And it looks nicer than it did just one year ago. The single most glaring difference is where Bourbon Street Grill now stands. Before, there stood an empty, boarded up, abandoned disco, that was a filthy eyesore, dangerous and disgusting. Now it is a nice new restaurant that is doing GREAT.

The ONLY place closed in the heart of PC is Willy's D'Latin Drink.
