A condo is over 200,000 and $320 a month condo fees....I call that expensive. That's all I was saying.

Yes and no control that next year the condo fees don't go to $420 and if some (half) don't pay they raise it more.
So yes this expensive and the pool area is not good for adults there but the breezes do come through.

Too many Russians for my taste - but hey they probably feel the same about Germans and Gringos

Wow this thread has some life.
It still amazes me how many Dr1 believe they understand what is happening. To many people are over thinking things. It's very simple. Businesses will always open and close, even more in a tourist town. So many people buy a dream, while lacking the proper background in the business they buy.
Yes money is coming into town and investment is happening. Has the local worker seen the benifts. Yes , if they work in the investment areas, no if they work on Pedro.
Is Sosua changing, yes faster than you think. If your a monger, I feel bad for you, it will be a different game. If your not a monger the changes are positive. Why, no town will ever grow financially when chasing tail for 4 days is your business model.
Will Sosua be a family tourist town ? I.m.h.o., not for tourists, for locals very possible.
They change won't happen overnight, we all know this, the crack down has been going on for years, and it will go on for at least four more.
When chicas aren't center stage in Sosua , like they are now, then the crack down will lighten up. The Central government has a plan and it is bigger than the wants of the poster on this forum.
For everyone who says the government doesn't know what they are going, wrong they know. They are doing exacly what needs to be done and they are changing the very heart of monger central.
I have been saying this for years, Sosua will be different and I believe better. But it is still big enough for everyone. The normal tourist, the monger, the snow bird, and the expat. That is what makes Sosua special because it can be something to everyone. Once the focus is away from pay to play as center stage the better.

Despite the......

And just last week a new Italian restaurant opened in the park across from Banco Popular, it is called "Ottimo"

They have an inside dining room and casual seating as well as an outside dining area and pool. Although I haven't eaten there yet, I took some photos this morning as they were just opening up. It looks much nicer in person, they were just opening for the day so I really couldn't take any good pictures.

I ate there the other evening. FANTASTIC! Whoever designed the place did an absolutely superb job. Contemporary and classy. Smooth jazz / R&B playing at a level that enhances conversation rather than overpowers it.
Bilingual staff that had obviously received good training.
A classic Italian menu arranged by courses.
Excellent food.
Great value.

We had two appetizers, two entrees, two desserts, and 4 mixed drinks. Total bill was less than 2000 pesos.
I commented on how good the garlic bread was (grilled poolside by your table) and they brought another plate of it.
The tiramisu was huge. (I had the classic version. I'll be going back to try the Amareto version).
Looked like they were well staffed and could have easily handled 20 or more arriving at the same time without a major service disruption.

We didn't try any of the happy hour specials (3-9pm), but I'd go back just to sit around the pool and enjoy the 350 peso pitchers of mojitos! (And I recognize that pool - I did my recertification dive training in it about 6-7 years ago with the now closed "Scuba Elite").

I'd rate this place almost the equal of Casa Venteuno. And the only reason I say "almost" is because C21 had a more eclectic menu, while Ottimo appears to be strictly Italian. But Ottimo has the advantage of being within walking distance and is a much better value than Casa21.

I really hope it survives to high season and then prospers for years to come. And I hope the night we were there is not representative of how it will do. Only one other table (of the 15+) in the poolside dining area was occupied. And I didn't see any customers in the front room while entering or leaving.

Which leads me to another "issue". I consider myself fairly knowledgeable about the area. Yet the only way I knew about this place was by reading NY-DR Commmuters post. I'm not a "marketing guy", but there has to be ways to get the info out.

Do yourself a favor and give them a try.

(Full disclosure: My wife's sisters cousin once dated a guy whose nephews friend used to deliver the newspaper to the owners grandfather). (;-)

All I have been hearing is good things about this place and it has only been open for two weeks. I still haven't tried it but will make it a point to be there this weekend. The location is a little hidden, their entrance and sign face the park and not directly to the street. Hopefully they'll do some advertising.

In a perfect world your post would have been the definitive last word and all the pontificating and rhetoric by the few that have no vision of the future other than there dependence on tourism to make a buck would be OVER..

Nothing in Sosua has changed, just the closing times.

1,500 posts later. And that sums it up.

1,600 posts and 165,000 views in four months, there are more issues than the closing times . . . change continues . . .

Construction has once again started on the new AHNVEE Resort, formerly La Esplanada Hotel on Pedro Clisante, and on Saturday afternnoon 187 workers were happily receiving their pay envelopes, as can be seen in the above photo. The majority of these workers live here in Sos?a and have not received a "formal" salary in a long time. The effect on the local economy could be seen immediately as nearby colmado owners were selling out of many basic items and collecting on "open accounts" for credit given to customers. The "trickle down" economics already beginning as food carts and various other vendors are appearing in the general area and motoconchos have a new "parada" outside the project.

The revenue that the construction of this hotel is now generating and the employment opportunities that will be created by the anticipated opening in early 2017 represent a significant change for Sos?a. As this is the first new project of this size here in many years there will be the anticipated obstacles of undertaking such an endeavor, as has already been demonstrated by the recent work stoppage. Unfortunately there will be others. However, in the coming weeks and months as the pace of construction increases, the beneficial influence on the local economy, the positive CHANGE, will be more noticable.

There is a construction going on in PC just passed City Lights on the corner of David Stern on the left, it's more than a few months now.

We wondered if it is going to be a private property (condos) or a hotel of some sort, anyone knows... !?

And everything closes at midnight....other than hotels and casinos.

"everything". So the law encompasses Hookers too ? They must close their legs at midnight ? Well that would make things quieter No more "Hay papi, papi..papi chulo" coming through the hotel walls?

Announcement today from mayor and turismo: within ten days change from Sunday till Wednesday 1:00 am and Thursday till Saturday 3:00 am..

Also interesting, at the town council meeting during the announcement of the hours being extended the discussion of a "red light district" was discussed in a very positive way, it seems like most were in agreement.
