Where exactly is it?

Munoz, Puerto Plata -- Up the hill south of the Playa Bergantin project.
It's not the only project going in up that hill.

Ridiculous prices! The properties are small, have no view, no green area, a small pool, and are on a tiny lot.

And yet they are selling. My old house in California is in a blue collar area. More than an hour from the SF Bay. The lot is 60 by 80 feet in size. The house is 1,763 quare feet with no basement nor an attic. Price is

So 400K is cheap. If you want expensive, get one of Leo's projects condos like Eden Cabarete or the one a bit further east. Or maybe a new villa he will build at the Cabarete country club. What is ridiculous is the flat roofs..

A project in the Munoz area of Puerto Plata.
Years ago I bought 6 lots in a project very similar to this. Supposed to have all the bells and whistles.

About 5 years later, invaders started to move into the area and build shacks. Before it got too bad the owner (retired general) had them all pushed out.

When construction finally started, other owners were building houses that violated all the terms of the contract they signed and it turned into a mishmash of crappy homes.

I was lucky to sell them at a profit.

Never again. Like the man said, don't buy if you can't pay and move in.

I don`t know too many blue-collar people who can afford a $1,756,000 house!
Likely, when you moved in many years ago, it was a blue-collar area, but not anymore.

Half of the condos are beachfront. Not the same feature... but yes, they are not cheap.

Here is a beach-front condo which is not creasy expensive.

Lots of activity going on. Build it and they will come.
During the video there was a mention of some developers stating that they were trying to make Cabarete like Punta Cana.
That comment makes no sense to me because virtually none of the projects are AI resorts. Lots of condos and some villas is not like Punta Cana.

The only planned AI resorts are the ones at the not yet even started Playa Bergantin project. What is up with that delay?

Cabarete
From everyones favorite Cabarete/Sosua videographer who still cannot pronounce Cabarete.

He does a great job covering all that's going on in Sosua and Cabuhreddy. The concrete jungle as he calls it by Charamicos looks worse by the day. Who's going to want to sit at any of those up by the highway? It very well could fail, but he still doesn't get it. If the owners of the land where the casitas are ever decide to build condos, they will be removed.

The casitas will all be removed if the plazas are ever finished. Independent of the land owners building any condos. That is the current plan.
