I just saw a new sign for another Habi development in Cabarete.

There is also a small project going in west of the new condo development across from El Rocon and infront of the eastern part of Costa Azul. Room for 6 to 10 houses just west of the 60 new condos going in.

La Mulata in Sosúa is developing rapidly

Last Wednesday, at a meeting, community leaders and members of the International Sector of the neighborhood council of La Mulata agreed that real estate, commerce and construction have increased by 300% compared to the same date last year. In the neighborhood meanwhile live more than 50 nationalities, in 453 houses, plus those currently being built, there are 3 schools, restaurants, supply warehouses and other businesses, explains Jonny Strauss, the industry's leading developer. Junior Henriquez thanked the authorities for the attention they spend on the sector in the areas of safety, solid waste collection and decoration. A new public lighting system will soon be launched, the government is doing this in collaboration with EDENORTE, to further expand safety in the neighborhood.

Without a doubt, La Mulata continues to grow due to the number of new real estate and tourism projects, especially villas, apartments for investment, rental properties and owner-occupied properties.

this location is convenient. You can be on the Sosua strip in a few minutes to find a lovely chica and then stroll those trendy streets in Los Charamicos

This recent video by youtuber Bill Lockward (a young local engineer) ranks the top 10 mega projects happening now in the DR. It ranks the Amber Highway (the Gov changed their plans and it will be fully private) #7 by $400 million.

At the moment, the biggest project happening in the whole North Coast is the Manzanillo Port in Monte Cristi ($2.3 Billion) but its Gov funded.

And I was just hoping for 10 hours of straight light supply and a plantain under 25 pesos!

Quick reminder the subject of the thread is PRIVATELY funded projects.

Having said that, Bill Lockward's videos never disappoint.

The project just north of Costa Azul in Cabarete:
The land was flattened today for this to get going I can see it from my house:

60 units

36 sold, 24 left with completion in 2025

1 BR $159K US
2 BR $240 K US
Didn't get the 3 BR price.

Monthly fee $2.2 USD per SQ Meter ($130, $200, $290 USD)

2 huge cisterns for water

MASSAP Construcciones is the developer. Based in Puerto Plata.

Similar set up to a Casa Linda with front desk and rules about sound and guests.

The project is hard on the highway like Casa Linda Connections. How much effort & money the developer puts into soundproofing, wall & large landscaping will determine desirability. Otherwise?

Soundproofing most likely will be done by the wall that is already there.
And that is it. They don't want to block their almost ocean view.

Yes it is very similar to the Casa Linda Connections situation.
It also will be very dangerous to take left turns going onto the main road, but not as bad as the blind
curve Casa Linda Connections is on. That stretch from La Cienaga road to Encuentro
has a death or two a year. More to come for sure with these new devlopments.

That little wall isn't going to block any traffic noise.
Indeed. A tall wall & landscape would be in order. It wouldn't block the ocean view from the upper floors. Lower lower floors wouldn't have any view to begin with & would probably appreciate less traffic noise & highway view.
