But there are now more houses being built that will be sold just down the street from them while their house is not sold. It is sad for them, but the style of their houses is just not appealing to buyers. Both homes are two story homes similar to the design I had in California before I moved here.
windy, could you expand on this some more? What style was built, and what style sells?

I also know of a few in Cabarete. People who retired without thinking through the finances needed, bad things happened, and they did not have an exit strategy if their health failed, etc. And some people who thought they could buy a house and have a property manager rent it out for them and they would just visit for a vacation. They can't get what they want in selling the houses so they remain on the market while next door neighbors have sold their houses and new owners have moved in to live full time who are from the US and Canada.

But there are now more houses being built that will be sold just down the street from them while their house is not sold. It is sad for them, but the style of their houses is just not appealing to buyers. Both homes are two story homes similar to the design I had in California before I moved here. Florida is another such place where people frequently die to get out. Literally.

I will stick with my opinion that the future of the north coast will be more retirees than before. I see it happening. Whatever happens with tourism remains an unknown, but I don't expect any massive return of foreign tourists.

For those who refuse to see it, the government does want to reduce the image of prostitution. Prostitution is not going away. It is simply the image of it they want to be lessened. Those groups of whore mongers renting houses aren't part of the problem if they don't post their exploits on the Internet.

We will also see if the threats to close more bar only locations on one small part of Pedro Clisante are carried out over the next few months.

Good post Windeguy. The biggest problem I see with retirees is the healthcare situation and access to mobility issues in the area. Places like Florida have both those issues covered...this needs to be a focus for the retiree thing to pan out.

Add security and safety to that list, outside and in your home, very important to dear old 80 year olds... !

i guess Caonabo will have you know that the white kids who travel in groups for events like spring break do not do something quite as low class as pooling resources. they just each buy a hotel or villa at their chosen destination..

Please show me where I have introduced a person's skin tone, race, creed, national origin, or sexual preference into this conversation. You will not be able to, because I have not. Do not put words in my mouth, and do not try to twist the intentions of my postings to fit your own biased logic and agenda.

My posting #748 stated, "What a horrible stereotype. I know many (not just one) African American males, and they do not spend their time drinking and cavorting with harlots. The men I happen to know are professionals, who know how to manage not just their assets, but their lives in a proper manner as well. Very sad that this is the only visual persons choose to project across a body of people. Very sad."

This was in response to YOU painting a picture of African Americans who pool their money to go on vacation only to have alcohol fueled orgies with prostitutes because, "this is how they roll". Nothing more, nothing less.
I know you must maintain your biased agenda, but do not use my postings as a springboard.

Change is natural. Doing the same old thing over and over again and expecting a different result isn't going to get it done.
Not to mention the definition of hell...is unending repetition ...forever..and the thing that is repeated is not the good kind.....

indeed, and they insist on designing buildings with narrow steep steps and narrow hallways. Also they paint all the concrete floors so when they get wet they are a slip and fall lawyer's dream come true. Some older people might be attracted to "winter" here however it remains a seedy destination, which is just the way I like it.

A builder in my development is building smallish two bedroom homes on one floor. They have a combination living/dining kitchen area and two bedroom with one full bath. A small swimming pool as well. They cost about $150 to $160K and have all sold as they have been built.

The houses not selling for a long time have a kitchen/dining area with a vaulted ceiling, a bedroom downstairs and then two or three bedrooms upstairs and are on the $200 to $300K price range.

actually, Caonabo, the title of the thread is The Future of Sosua. if African Americans are introduced into the thread, there is a more than even likelihood that they would be the ones who come to Sosua for the offerings of that burgh. i see no reason why we would be discussing the ones who do not go on any type of vacation, let alone Sosua.

and, yes, i know how they roll. i have a lot of friends from the USA, and from the caribbean, and i know how they do their thing. the guys i know might not be as high society as your friends, who are too special and wealthy to be caught dead doing something as low classed as pooling resources.

spare me...you aren't the only guy in this site who knows important people.

Nobody is "stuck." It costs next to nothing to carry a home here.

Sellers dont want to take the ego hit or some financial hit selling for less than what they are in for.

So they carry the house for decades, never change asking price, bleed it dry with minimum maintenance if any until it becomes functionally obsolete, empty and unrentable.

"Many" properties are traded each year in Sosua and Cab? 50? I find this assessment highly dubious as well.

How many $200k properties are traded per annum do you think.........not many. 150k?
150k-200k is magic number here ...but the 300k- 1m is being sold to..guesstimate 75% under 200k mostly due to property tax 150k limit zero taxes...

For a person who travels in different circles it is unusual that you have such a keen interest in a thread about Sosua's future.

Even with the construction of one Marriot hotel and the re-pavement of the road, the future is very uncertain for Sosua... lol There are many under developed destinations in warm places with a beach.

Golf course villas and people who collect art and etc.. hmmmm Some nice places are really expensive and boring with unhappy condescending know it all rich bastards trying to dominate the surroundings.

I hope the price of a flight to POP comes down and is competitive with other destinations and there are more flights from different places. That would help the area grow the most...imho...
