Trouble at Perla Marina

I was offered a nice sales commision by one of these "developers" up in Perla Marina back in January of 2023. After doing some brief research I quickly decided to pass on the opportunity.

First red flag was the HOA fees being mandatory. In this country (especially on the North Coast) are you kidding me?

Second red flag was the water issue.

Third red flag was the ability to build whatever you want where ever you want within the property provided you have the money and right connections.

This development has far too many issues for me to put my good name and reputation behind it.

Avoid it.
I wish all the ex-pat residents living there good luck sounds like they were all duped by some very slimy characters.

I don't know, but maybe it's a road to the place where the residents of La Cienega will move to. Expert on all things Windeguy says they're going to be moved to somewhere near La Bombita.
I am not yet aware of the exact property Leo purchased to relocate La Cienaga. The new work could have something to do with it. Time will tell.
Or it could be just another new housing project by someone else.

Excuse my ignorance but what is this you guys are posting about the residents of La Cienga being relocated ?

Is La Cienaga a housing complex or barrio ?

Hey, move everyone out of La Cienaga, install an elevated highway like they have in Santo Domingo, then start renovating all of Cabarete.

A year or two, and voila'

So what is the worry or speculation about it ?
Leo Wehe has a plan called Project Tango . Included in the plan is Eden, Icon and the Cabarete Country Club as well as buying land in Bombita to relocated La Ceinaga, which is an illegal barrio on El Choco Public Park Protected Wet Lands.

JD, exactly what I was thinking...

I just don't see it(?). He'd have to buy all those people out and then put in roads, water, electric, and build new houses, stores, school, hotel, etc. Sounds impossible to me.

You don't need to buy people out that are living illegally on government protected wet lands.

Leo's plan does include working with the DR goverment to provide them with housing in Bombita.

Easy it is not. Thousands of people were allowed to squat on government land over the years.

In order to do that, they'd have to drain and fill the swamp behind ALL of Cabarete(not just La Cienaga) like they did to the Everglades in South Florida.

Come to think of it. If La Cienaga were gone, the Cabarete Bypass road might be able to run right behind the golf course through where La Cienaga is now.
Land is already filled in and no need for expensive concrete structures at least for that long stretch of the potential bypass.

Abinader is already issuing 75,000 titles to houses built on public land. Ain't gonna happen.

They could build an elevated road over the swamp. After all there was a plan for a Cabarete bypass, it just got stopped right at the time it was started. And right in the similar area where that cut in is being observed across from Perla Marina on the south side of Route 5.

Then what is another couple 2, 3 thousand houses ( I would expect condos like in La Union) on land Leo bought?
I would be the first to say that the chances are at 10%, but one can always hope.

Without a bypass it will be quicker to walk from Sosua to Cabarete than it will be to drive there when all is said and done.
