What is the actual location for the new Ritz Carlton Cabarete?

Crazy experience. The one flaw is that the only way construction starts is with the full investor commitment. The developer cannot and will not start construction without the full financial commitment. So either a flaw in the guys story or a miscommunication.

Building a mega project in the DR is not an easy proposition. There are many hands held out that need shall we say......slicking. You need deep deep deep pockets. Like deep inner planetary magma pockets.

True. Even Luis Abindader was unable to finish the rehab and re-open the AI resort near Perla Marina.

Look at the sign on the property east of Cabarete. It was auctioned by Sotheby's.

That was an area where a cruise ship port was being considered? East of Cabarete?

I am a bit confused on the land auction and its connection you mentioned to cruise ships. I suppose it was just an example of another property sold by auction.

There is a property just west of Cabarete center listed with Sotheby's , for a long time.

Mike- Don't you remember when this property was first bought years ago? I remember we talked about it. No, it was never meant to be for cruise ships. It was going to be developed as a high end resort. They even had a website and responded to my inquiries. It was going to be one fantastic place (that never was.) Remember, the property was loaded with beautiful palm trees and the first thing they did was cut them all down. I clearly remember you saying that they paid heavily for that.

I am not good at doing searches here on dr1. Never can find what I am looking for. But I am sure there is a thread about this.

It was about the time that you had a party at your house and invited me. I had a conversation there with someone else you invited who lived across the street from this land. That man was hopeful that the value of his land would escalate.

The name of the resort that never was is Amber Cove- the same as the cruise port. Perhaps that is what is causing your confusion. The entry way is still there with the name on it.

I find it unlikely that there will be a Ritz Carlton in Cabarete or Sosua but maybe stranger things have happened.

Not that any come to mind

La Boca is somewhat isolated - just like Amanera, so maybe Ritz-Carlton is looking at it the same way(?).

So is Dorado in Puerto Rico. The ocean is rough, the town is dead, there is however a Krispy Kreme on the main highway far from the hotel, but other than golf it's the only reason to visit Dorado. The hotel is super nice but for their prices you need to be Michael Bloomberg.

The Ritz has 2 nice golf courses but nothing special compared to Playa Grande. I have played the Dorado Beach courses, but when it has been raining they don't drain fast enough and they become mud tracks.

Chi Chi Rodriguez used to live in the town of Dorado and may still own an older home there ? Met him 4 times playing golf at different courses in PR. Got my selfie with him in Coamo Springs. He's a tiny little man, made me look like a giant standing next to him.

Isolated does not bode well for repeat customers.

Yes, that explains it, thank you Lindsay. It was Amber Dunes, not Amber Cove and yes that piece of land remains essentially vacant after they put up just a few small temporary structures overlooking the beach.

Now back to the people that don't think a Ritz Carlton Reserve will be built at La Boca in Cabarete.
Or to those that do...

Ritz Carlton's are for the 1% and 2% ers in the world. The rest of us need not worry about them.

Getting a permit to build at La Boca was not easy at all. The "Miracle Mile" and a High Tech Park tried and failed before in the same area and were not given permission. Hard to believe it would be attempted without a real intent to build there. Other than that, I know nothing, nothing, nothing.

Which comes first the chicken or the egg?

Permission to build on a specific location, or the investment to build? I can see the investors wanting the permissions and the developer wanting the investments.

Looks like they have started to build the road,

Ritz Carlton Reserve, part of the Marriott's hotel chain is filling wetlands and destroying mangroves in Cabarete. According to a plan seen in the Ministry of Environment, that part is the main entrance of the Boca de Yasica project, developed by Ritz Carlton Reserve.
That track will go from the south, from Veralarga to the Boca beach to a wetland and mangrove area.

Unless the site is on the East side. The primo primo is the site to the West..obviously.

That foto is not oriented correctly. The coastline along that stretch runs more from a SSE direction to a NNW direction, so I think it would be more accurate to say north or south side.

I agree the video was odd as far as being able to tell exactly where that T intersection is and the orientation. The drone video shows trucks working on a section of the road.

I have been to the location, quite a few times, where I think the Ritz Carlton Reserve is going to be built at south eastern end of the "miracle mile" as a Russian development company once tried to call it. Is it not just where you now take the boat to Wilson's Restaurant on the other side of the river? Just a bit south southeast of where Boca de Yasica is on this map?

The unpaved section in your video is in nowhere as good a shape now - passable in a regular car, but a lot of potholes. I was there two months ago. I'm sure it's even worse after all this rain.

Yes. The moto driver entered Camino del Sol. The other entrance to the east I think is at "Jadines de Cabarete"(something like that). It joins that road in the video very close to where the paved road ends.

Yes, Jardines de Cabarete entrance makes more sense to improve because it is a shorter path to La Boca.

I don't recall the names of those once active resorts in Jardin Deportivo, but they died and and have been dead for years. Many buildings were occupied by Haitians for a while in that zone, but I think that was "rectified" somewhat.

Keep in mind that mass tourism is not going to return to the north coast any time soon. I don't expect anyone will be rebuilding resorts there. It was recently tried and failed near Perla Marina and there were three major backers that could not pull it off against the moronic DR government.

The question of the moment is will tourism for the 1% of the world find the Ritz Carlton Reserve at La Boca when it is completed. They don't care about flight costs or the next blue collar AI resort and its buffets. They are more into caviar, pate, and champagne..

And just to the West of Villa Tropicale are these two massive former vacation/ resort properties...fully vacant and decrepit.

Those two are part of "Camino de Sol", or maybe Jardin Deportivo(?) and have been dead and vacant for years.
